ASSOCIATION PROPERTIES & FACILITIES DIRECTOR JOB DESCRIPTION:
This position supports the work of the YMCA of Southern Arizona, a leading nonprofit committed to strengthening communities. The Association Properties & Facilities Director oversees building maintenance, capital projects, equipment, and general upkeep to ensure the safety and quality at multiple branch and site locations.
RESPONSIBILITIES OF AN ASSOCIATION PROPERTIES & FACILITIES DIRECTOR :
  • Consults with CEO, VP, and Branch Executives to establish short and long-term capital replacement plans and matters related to property and equipment management.
  • Supports the executive team on key strategic and cross-functional initiatives that involve association development, construction, maintenance, and facilities.
  • Assists in the management of the overall portfolio and capital strategy including, but not limited to, the recommendation and prioritization of key initiatives, renovations, new association, and other facilities related projects.
  • Develops and manages budgets for construction projects and facilities operations; monitors and approves expenditures as necessary.
  • Establishes association standards and negotiates and/or monitors: multiple site equipment warranties, equipment service contracts, and preventative maintenance.
  • Monitors multiple site cost savings with vendors and suppliers, monthly budget and year-end forecasts for maintenance, repairs, and new construction projects; Develops centralized purchasing program
  • Develops comprehensive annual inspection process for properties
  • Assists in association contract review and negotiation, monitoring of fixed assets
  • Consults with the branches regarding facility and property related items.
  • Coordinates and leads all major repair projects and equipment purchases for all facilities including securing bids, and working with Branch Executive Directors
  • Supervises and participates in the development of RFP's, bids, contracts and proposals for construction and facilities related services
  • Ensures codes and regulations are always adhered to at YMCA facilities on an ongoing basis
  • Manages energy management systems and administers environmental programs
  • Develops and conducts risk assessments and analysis as needed
  • Assures development, evaluation and implementation of policies and procedures reflect current regulations and best practices
  • Evaluates Associations legal, regulatory, and internal safety standards including hazardous materials usage and implement consistent standards
  • Provides updates and leadership to the Association Properties Committee
  • Meets budgeted goals pertaining to areas of responsibility
  • Maintains strong community partnership; and working relationships and serve as a strategic partner with other Association senior leaders and key internal and external partners.
  • Supervises and manages in house janitorial and maintenance team members
  • Performs other duties as assigned

REQUIREMENTS OF AN ASSOCIATION PROPERTIES & FACILITIES DIRECTOR :
  • Must be 21 years of age or older
  • Minimum of High School Diploma or GED, Bachelor's Degree preferred
  • Excellent interpersonal and problem solving skills
  • Intermediate or advanced knowledge of technology
  • Certifications required within thirty (30) days of hire: CPR/AED and First Aid
  • Ten plus years of relevant construction, facilities, or multi-site experience with an emphasis in managing a wide variety of locations and project sizes.
  • Ability to manage multiple and complex design, facilities, and construction projects
  • Experience in retaining third-party consultants for construction and operations.
  • Familiar with Arizona and municipal building codes.
  • Strong working knowledge of contracts, contract negotiations, scheduling, receivables and general overhead and accounting principles.
  • Strong analytical and problem-solving skills. Ability to derive innovative solutions.
  • Professional demeanor, positive attitude, and the ability to work well with community, staff, and members
  • Completion of assigned online training within seven days of hire
  • Available to work a flexible schedule including early mornings, afternoons, evenings, and weekends.
