Job Title : Maintenance Technician/Porter for Mobile Home Park

Reports to: Community Manager or Maintenance Supervisor

FLSA Status: Non-Exempt

SUMMARY

Reports to the Community Manager or Maintenance Supervisor (if applicable). Keeps property in clean and orderly condition; repairs and maintains various exterior and interior common areas, buildings, and streets by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Knows and adheres to all safety procedures.

Maintains sidewalks, common areas, courtyards, stairways, vacant lots, and trash enclosures in clean and presentable condition. Removes pallets, trash, and other debris from common areas.

Performs routine building, grounds, and equipment maintenance under direction of Community Manager or Maintenance Supervisor.

Operates or assists the Maintenance Supervisor in the operation of park equipment and systems to ensure proper park operations.

Follows instructions re: priority of maintenance work orders given by Community Manager or Maintenance Supervisor.

As directed by Community Manager or Maintenance Supervisor, makes a thorough inspection of entire property, noting any maintenance or mechanical problems requiring repair, including such items as the following: asphalt paving, concrete, sidewalks, resident driveways, parking bumpers and walls, landscaping, irrigation, trash enclosures and bins, building structure and walls, windows, electrical panels, building security alarm system (if applicable), interior and exterior lighting, signage, excess trash in common areas, painting, and similar issues.

Reports to Community Manager or Maintenance Supervisor any need for repairs or maintenance, and any mechanical problems; recommends an action plan for addressing issues. Also observes and reports all resident lot violations and health and safety issues to Property Manager promptly—especially emergency and/or liability issues.

Provides guidance to and supervision of service providers and contractors in the performance of their duties at the park.

In conjunction with Community Manager or Maintenance Supervisor, assists in obtaining bids on contracted repair work, as needed.

Oversees third-party park improvement projects to protect existing flooring, walls, etc. from worker damage, and to ensure proper completion of contracted work.

Responds immediately to resident complaints and after-hours issues as dispatched by the Community Manager or Maintenance Supervisor. Takes corrective action, as instructed.

Maintenance personnel may receive after-hour calls to handle emergency issues at the park. A rotating schedule may be established if sufficient personnel are available.

Establishes and maintains an HVAC maintenance schedule, for park’s common areas.

In conjunction with Community Manager or Maintenance Supervisor, keeps an accurate log of all plumbing, HVAC, roofing, asphalt, and electric work performed at the property.

When applicable, coordinates and executes 10% annual meter change-out program for gas, water, and electric meters. In conjunction with Property Manager or Maintenance Supervisor, keeps detailed log of meter change-outs.

When applicable, tours all park-owned homes to perform cleanup and ensure that home and lot are in compliance with park’s Rules & Regulations.

Participates in staff meetings.

Ensures that storage equipment and electrical rooms are following all safety requirements.

Stores all paint and similar hazardous materials in fire-proof storage cabinets.

Has a working knowledge of the Mobile Home Residency Law (the “MRL”, California Civil Code Section 798).

Knows and understands the park’s Rules & Regulations.

Performs other tasks as directed by the Community Manager or Maintenance Supervisor.

Other:

At all times, employee must maintain a valid driver’s license and be able to show proof of the State minimum required automobile insurance.

QUALIFICATIONS

EDUCATION and/or EXPERIENCE

High school diploma or general education degree (GED); or two (2) years related experience and/or training; or equivalent combination of education and experience. Must have knowledge of safety procedures related to job tasks.

LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

REASONING ABILITY

Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
