The Senior Property Accountant is responsible for the monthly financial statements of 2Life’s tax credit and affordable / HUD senior housing properties, and will oversee and be responsible for the month end and year end closing process.
ESSENTIAL JOB FUNCTIONS
Oversee and ensure the appropriateness of property accounting transactions : ensuring all monthly accounting entries, accruals, adjusting entries, cash / bank reconciliations and rent and vacancy calculations are accurate; Ensure that required funding for all properties is in compliance with HUD regulations; Prepare and review monthly intercompany entries and reconciliation
Ensure timely reporting : Oversee creating monthly financial statements for property entities and that these are distributed on a timely basis, prepare monthly and annual budget vs. actual variance analysis, meet with relevant personnel regularly to review; Perform ongoing analysis of all operating costs including utilities, taxes, and insurance for all properties
Support property budgeting : Working with relevant personnel, prepare annual budgets for the properties; clarify relevant budget data / drivers, edit and review budgets for reasonableness, follow through on budget submissions to HUD and investors
Support property audits : Prepare all requirements for the annual audit including account analysis and supporting schedules
Assist with various other projects as needed by the Director of Property Finance & Accounting, Controller, and / or the Chief Financial Officer
Process and manage routine and recurring financial and accounting tasks associated with property accounting and reporting
Positively contribute to occasional efforts to improve the processes and systems that support property accounting
Partner effectively with the CFO, Controller and other departmental leadership
KNOWLEDGE, SKILLS & ABILITIES
Bachelor’s degree in Accounting, Finance or Business or commensurate work experience in related fields
Strong accounting background in affordable / low income real estate with experience in financial statement preparation and analysis
Experience with RealPage Accounting Software
Exceptional attention to detail while role modeling high standards with regard to quality and timeliness of work products
Strong performer at competencies related to individual management : tasks, communication, and scheduling; contributes positively to effective meetings
Solid process management skills and competencies : structuring workflows, developing and managing to work plans, identifying critical path items, clarifying task responsibilities and deadlines, dependencies, effective problem solving
