Description:
Supporting the team during a period of growth as we take on an additional property in Downtown Milwaukee, the Assistant Property Manager is a full-time, exempt-level position with the primary responsibility of supporting the onsite team to provide outstanding customer experiences & lead the leasing efforts for the community. This position reports to the Property Manager and works directly with the Facilities Maintenance and Leasing teams to ensure the success of the property’s overall performance and helping deliver exceptional living experiences to community residents.
This position focuses on three market-rate high rise apartment buildings in the bustling Downtown Milwaukee area, steps to Fiserv forum, and central to the Marquette and UW-Milwaukee campuses.
Your Mission
Resident Relations
- Maintain exemplary customer service standards through managing resident requests, complaints, and suggestions.
- Develop and maintain positive building level environment and culture through promoting harmonious living standards and strong relationships with surrounding communities.
- Manage and direct tenant move-in and move-out activities to ensure seamless and efficient unit transitions.
- Assist in leasing activities including showing units, processing applications, and preparing lease agreements.
- Assist with expiration and renewal management/resident retention.
- Host community related and tenant events, direct seasonal activities and monitor facility amenities.
Property & Unit Maintenance
- Ensure building(s) and premises are always maintained in pristine condition.
- Assist management in executing the make ready schedule.
- Assess property level issues and needs and proactively work with the team to address, as well as suggest modifications or enhancements.
- Coordinate with internal team and outside vendors to ensure successful completion of all maintenance projects.
- Respond to off-hours emergencies as they arise.
Accounting and Legal
- Assist with all rent collection procedures, through working with internal team members by reviewing delinquencies, late fees and collections reporting, and initiating corrective action through collecting rents, serving notices, and evictions as necessary.
- Identify and correct potential liabilities/violations with physical facility, residents and team members to minimize risk exposure.
- Comply with all company policies and procedures around reporting, invoicing, vendor management and other accounting and legal needs.
Your Track Record
- Associate or bachelor’s degree, or comparable experience in the residential property management industry
- The ability to effectively collaborate with a diverse, multi-functional team
- Excellent customer service and resident relations track record
- Strong sales and problem-solving skills with an ability to analyze market trends, leasing data, and
- Strong technological aptitude and computer experience, including proficiency with the full MS Office Suite
- Knowledge of Property Management software such as AppFolio or Knock
- Superior written and verbal communication skills with proven ability to develop and maintain relationships with tenants, colleagues and outside vendors
- Flexibility to work non-routine work hours on evenings and weekends, as business needs arise.
