Property Maintenance Specialist - Moses Lake, Washington
Position Overview
The Property Maintenance Specialist supports and assists the Corporate Administrator & Portfolio manager in managing multi-tenant commercial buildings and residential real estate. The role includes maintenance, repair, security, janitorial services, landscaping, and snow removal. The specialist will oversee both preventative and responsive maintenance, ensure compliance with lease agreements, and coordinate vendor services to maintain property standards. The position processes the team’s response to tenant complaints and service requests, updating direct report as tasks are completed.
This part-time, non-exempt position offers a competitive hourly rate of $25 to $35 per hour, depending on experience. Comprehensive benefits include:

SPECIFIC ACCOUNTABILITIES:
1. Commercial & Residential Maintenance:
- Respond to and coordinate work orders for both commercial and residential tenants.
- Maintain and troubleshoot commercial building systems, including HVAC, elevators, security systems, and fire safety systems.
- Oversee maintenance and repairs for residential townhomes, including exterior upkeep, landscaping, and shared community spaces.
2. Tenant Coordination & Compliance:
- Work closely with commercial tenants to minimize disruptions during maintenance and repairs.
- Ensure compliance with lease obligations related to property upkeep for both commercial and residential spaces.
- Conduct regular inspections of commercial units and residential townhomes to assess property conditions.
3. Emergency & Safety Response:
- Be available for emergency maintenance needs for both commercial and residential properties.
- Ensure proper functioning of fire alarms, security systems, and access control measures.
4. Vendor & Contractor Oversight:
- Coordinate with external contractors for large-scale repairs and renovations.
- Ensure vendors comply with safety regulations and building codes.
5. Property Presentation & Janitorial Oversight:
- Maintain curb appeal and cleanliness for both commercial and residential properties.
- Oversee snow removal, landscaping, and waste management services.
QUALIFICATIONS:
- 5-10 years of industry experience.
- Knowledge of local, state, and federal laws, regulations, guidelines, and property management best practices.
- Ability to communicate electronically as needed.
- Strong organizational skills, attention to detail, and the ability to prioritize and multi-task effectively.
- Excellent communication and interpersonal skills for conflict resolution and teamwork.
- Basic skills in diagnosing and addressing property maintenance needs.
- Dependable, flexible, and able to handle confidential information appropriately.
- Demonstrates proactive initiative, strong work ethic, and adherence to high moral values.
- Familiarity with multi-tenant building operations, including HVAC, plumbing, electrical, and structural systems.
REQUIREMENTS:
- While performing the duties of this job, the employee regularly works in a residential building setting. Required to walk extensively, climb stairs, bend, sit, stand, use hands to finger, handle, or control tools, reach with hands and arms, speak, and hear. Regularly lift or move office products or building supplies up to 50 pounds. Ability to work outdoors in various weather conditions.
