Job Title: General Maintenance Worker - Highrise Condo

Skills & Knowledge Required:

- Must have experience laying tile and a working knowledge of mechanical systems.

- General highrise maintenance experience, including appliance repair, light carpentry, plumbing, and electrical work.

- Strong understanding of safety procedures and a safety-conscious mindset.

- Basic painting, drywall and woodworking skills.

- Ability to remain steady and dependable, even under pressure to meet deadlines.

- Flexibility in work schedule, including availability for after-hours and weekend emergencies.

Summary of Functions:

The General Maintenance Worker is responsible for maintaining the physical condition and aesthetic appearance of the highrise condominium. This role includes managing the overall maintenance programs, which encompass exterior property upkeep, timely completion of work orders, a quality make-ready program, and cost-effective inventory management.

Major Duties and Responsibilities:

1. Diagnose and perform minor to routine maintenance and repairs in a timely and professional manner. Ensure all service requests are completed daily and documented accurately. Complete renewal service requests promptly and follow up on completed and incomplete service requests to ensure satisfaction.

2. Foster good public relations with residents, co-workers, and staff by maintaining a positive attitude and building trust. Always be friendly and courteous to residents and employees. Address concerns professionally and never confront others in front of residents.

3. Conduct weekly inspections of the building and inform management of any services or repairs required. Perform regular maintenance duties based on the established checklist.

4. Execute special projects as assigned and prioritized by the management team.

5. Inspect the exterior and interior of the property, performing daily building and common area upkeep in accordance with company standards. Assist in maintaining the cleanliness and appearance of the grounds and building.

6. Complete and oversee preventative maintenance programs, ensuring that accurate records and logs are maintained. Generate proper work logs for maintenance invoicing purposes.

7. Assist in ordering parts and supplies to maintain inventory using the inventory management system. Ensure the shop is organized and maintain proper equipment inventory to guarantee warranty compliance.

8. Perform effective emergency maintenance after hours as required. Coordinate and communicate with vendors and contractors as needed or directed by management.

9. Collaborate with managers daily to achieve maintenance objectives and goals. Follow up on work orders with owners, tenants, and other staff.

10. Ensure all work is conducted following company safety standards, OSHA regulations, and health codes. Perform weekly work area clean-ups to maintain a safe environment.

Organizational Relationships:

The General Maintenance Worker reports directly to the Maintenance Supervisor, who determines the day-to-day duties of the maintenance team. These duties will align with the worker's skills, experience, career goals, and the operational needs of the property.

Physical Requirements:

- Extensive mobility and excellent physical condition required.

- Ability to lift up to 75 lbs., necessary for the installation and removal of appliances, machinery, etc.

- Proficient in operating all necessary hand tools for repairs.

- Ability to kneel, crouch, climb, crawl, and perform other physical activities required to access areas needing repair.

- Tolerance to extreme hot and cold temperatures, as necessary for the job.

Transportation:

- Must have reliable transportation to and from the job site.

Education:

- High school diploma or equivalent required.

- Trade school experience preferred.

- Must be literate and able to read, write, and speak fluent English.

Experience:

- Minimum of five years of experience in building or similar maintenance background required.

Certification:

- CPO certification is a plus.
