Job Summary:
The Warranty Specialist - Customer Experience is responsible for most of the homeowner interaction in an effort to raise the level of homeowner satisfaction. They manage the in-construction walkthrough all the way through completing one-year warranty claims while taking a proactive approach to resolve buyer issues.
Duties/Responsibilities:
- Accurately updates and inputs documentation into Marksystems database daily.
- Closes out claims in a timely and effective manner.
- Adjusts schedules for walkthroughs and closings accurately as needed.
- Completes a detailed pre closing walk list with the sales agent and homeowner of items that need to be addressed.
- Completes detailed pre-closing walk list with the sales agent and homeowner.
- Completes a New Home Orientation with the buyers. Verifies items have been completed and demonstrate the functions of the home to the buyer while seeking high level of customer satisfaction.
- Sends emails for a 45-day and 1-year warranty follow-up and goes over the items to determine if they are warrantable or not.
- Schedules sub-contractors on warrantable items and verifies completion with homeowner and contractors.
- Responds to homeowners calls and emails that come through the grasshopper line and warranty email.
- Creates a quality assurance list to help minimize warranty claims.
- Receives RE-10 list from inspectors and schedules those items to be completed in a timely manner.
- Meets with the Sales Team and provides feedback on what homeowners are saying.
- Discusses homeowner’s concerns and suggests improvements for the organization.
Required Skills/Abilities:
· Strong verbal and written communication skills.
· Extremely detail-oriented.
· Proficient computer skills, including Microsoft Office.
· Ability to routinely shift demands.
· Ability to enter data in an accurate and meticulous manner.
· Working knowledge of general office equipment.

· Must have a vehicle to transport supplies, valid driver's license and ability to drive to communities.
Education and Experience:
· High School diploma or GED.
· At least three years of related warranty/construction experience; new home building experience preferred.
· Prior customer service experience preferred.
Physical Requirements:
· Must be able to access and navigate all areas of the construction site in all types of weather.
· Must be able to lift up to 40 pounds at times.
Job Type: Full-time
Pay: $50,000.00 - $60,000.00 per year
