What are the responsibilities and job description for the Commercial Real Estate Property Accountant position at Ari-El Enterprises, Inc.?
The Property Accountant is responsible for the billing, collection, and accurate recording of all receivables related to the properties assigned. The role is also responsible for processing accounts payable and other various accounting functions and financial analysis that may be required from time to time.
The Property Accountant reports to the Controller and works closely with Property Managers, tenants, and vendors to ensure accurate input of payables/receivables and the resolution of outstanding issues. Additionally, the Property Accountant provides timely reports to various members of the organization and other interested parties on an as needed and/or scheduled basis.
Responsibilities:
• Enter new and renewing leases in the accounting software.
• Maintain tenant records and critical dates in the accounting software.
• Record and process tenant payments.
• Enter/process tenant charges.
• Monitor the collection of all rent and other charges billed to the tenants and answer inquiries regarding tenant accounts.
• Submit ACH requests and monitor bank accounts daily for activity.
• Accurately enter payables into the accounting software.
• Process payment of payables.
• Prepare seven-day notices for delinquent tenants as needed.
• Prepare Year-End reconciliations for Operating Expenses, Taxes and Insurance.
• Communicate with tenants and vendors regarding payment status and various other accounting related matters.
• Review the general ledger for accuracy and compile monthly financial statements.
• Create and post journal entries.
• Bank reconciliations.
• Assist in preparation of annual budgets.
• Other duties as assigned.
Qualifications:
• 3 years of relevant accounting experience.
• Advanced proficiency with Microsoft Word, Office and Excel.
• Strong experience with accounting functions such as general ledger accounting, accounts payable, billing and collections, payroll, cash and investment transaction, balance monitoring, and data entry.
• Time management/prioritization as it relates to multiple tasks being performed at once.
• Basic of generally accepted accounting principles (GAAP), management and financial policies, and tax regulations.
• Must possess a functional understanding of accounting terminology and transactions.
• Ability to communicate and make recommendations to upper management.
• Ability to effectively present information and respond to questions from peers and management.
• Must be detail-oriented with solid analytical, problem-solving skills.
• Ability to work independently and achieve results as part of a team.
• Strong written and verbal communication skills.
Salary : $56,400 - $73,800
