Job Description

The job duties listed are typical examples of the work performed by a Regional Director & Business Development Manager.

  • Manage client relationships strategically, providing key business insights and expertise to drive client loyalty, profitability, and retention.
  • Collaborate with leadership to develop client relationship management plans and activities based on client classification and importance.
  • Execute relationship management strategies to identify client issues and opportunities, creating detailed action plans to improve both property & client relationships for all accounts.
  • Model the company’s culture, values, and brand promise to strengthen client relationships. Serve as a brand ambassador, demonstrating the value of the company’s products and services.
  • Build strong relationships with board members by offering trusted advice, bringing key insights, and following through with commitments.
  • Influence and understand the financial and operational goals for each client, including developer transitions, capital improvement projects, and financial challenges.
  • Ensure the growth and profitability of each account by adding new products and services based on client needs and pricing.
  • Attract, develop, and retain a diverse team of managers who can meet each client’s needs.
  • Provide ongoing support through training, coaching, and career development for associates seeking growth opportunities.
  • Mentor community managers & teams, emphasizing professionalism, a positive attitude, and a strong work ethic.
  • Ensure compliance with the Illinois Condo Act and regulatory requirements for the property, correcting any violations as needed.
  • Maintain service excellence in all interactions with residents, vendors, staff, and colleagues, ensuring knowledge and enforcement of the Community Governing Documents.

Client Relationship Management

  • Build and nurture strong, long-term relationships with clients to meet their needs and foster lasting partnerships.
  • Serve as the primary point of contact for clients, addressing concerns and ensuring satisfaction.

Strategic Planning

  • Develop and execute strategies to drive revenue growth, expand market presence, and achieve company business objectives.
  • Collaborate with senior leadership to align sales strategies with overall business goals.

Identifying New Business Opportunities

  • Identify and pursue new markets, clients, partnerships, products, or services that align with business objectives.
  • Explore local and international expansion opportunities for growth.

Educating Clients

  • Educate clients and potential buyers about the company’s products or services to increase awareness and drive sales.
  • Present value propositions to prospective clients, demonstrating how the company’s offerings meet their needs.

Analyzing Market Trends

  • Research and analyze market trends to identify emerging opportunities, growth areas, and new markets.
  • Stay informed on industry developments and trends that could impact business strategy.

Analyzing Competitor Activities

  • Monitor competitor activities and market dynamics to maintain a competitive edge.
  • Assess competitors' strengths and weaknesses to identify opportunities for differentiation.

Contacting Potential Clients

  • Reach out to potential clients via cold calls, emails, and other methods to generate new leads.
  • Qualify leads and assess their fit with the company’s offerings.

Presenting The Company

  • Present the company’s products and services to potential clients in a professional manner.
  • Conduct product demonstrations, presentations, and meetings to secure new business.

Additional Responsibilities

  • Allocate and manage company resources effectively to support business development efforts.
  • Organize events, including networking and client-facing activities, to promote business growth.
  • Maintain and update client databases and sales records.
  • Handle leads, sales, proposals, and other business development activities.

Additional Duties

  • Practice and adhere to Associa Global Service Standards.
  • Conduct business at all times with the highest standards of personal, professional and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
  • May participate in any variety of meetings and workgroups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain a specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks and other related duties as assigned.

Requirements

Knowledge & Skills

  • Knowledge and ability to apply Illinois Statutes and Community's documents.
  • Excellent organization, motivation, leadership, management and interpersonal skills.
  • Critical thinking, complex problem solving, judgment and decision-making ability.
  • Ability to apply a comprehensive knowledge of a particular field of specialization to the completion of difficult assignments.
  • Excellent customer service skills
  • Strong verbal and written communication skills. Ability to communicate and provide guidance to all associate levels.
  • Strong presentation skills
  • Ability to read, analyze and interpret technical procedures, leases and/or regulations
  • Must have a strong work ethic and be detail-oriented with excellent organizational and multitasking skills.
  • Must have strong proficiency in Windows and Microsoft Office, including but not limited to Word, Excel, PowerPoint and Outlook. Proficiency in researching the Internet. Previous experience with financial and accounting programs.
  • Ability to work with sensitive or confidential information.
  • Experience managing large, complex accounts or projects. Ability to meet deadlines and work well under pressure.
  • Ability to work well in a team environment as well as independently. Must be self-driven with the ability to identify, plan and prioritize business opportunities.
  • Knowledge of mechanical operations of a building and equipment.
  • Ability to respond to emergencies promptly

Education & Experience

  • Bachelor’s Degree Required
  • Master of Business Administration Degree Preferred
  • 7 - 10 years of directly related or closely related experience
  • 5 – 7 years of Management and/or Supervisory experience
  • 5 – 7 years of Community Association experience
  • IL CAM license required

Travel Requirements

  • Frequent travel to various locations throughout Chicago for assigned portfolio
