Axia Residential is seeking a highly skilled and motivated Regional Manager to oversee the operations of four underperforming multifamily assets, averaging 250 units each. We are looking for a results-driven professional with a proven track record of turning around underperforming properties, optimizing operations, and fostering a high-performance culture.
Qualifications:
- Experience: At least 5 years of regional or property management experience, preferably with multifamily assets of 200 units. Experience with underperforming properties or turnaround projects is a must.
- Leadership: Strong ability to lead, develop, and inspire on-site teams across multiple properties.
- Technical Skills: Proficiency with RealPage, OneSite, and Knock is required. Expertise in financial reporting, budgeting, and key performance indicators (KPIs) is essential.
- Vendor Network: Established relationships with reliable vendors and contractors in Georgia.
- Operational Knowledge: Expertise in multifamily property operations, including maintenance workflows, capital improvement projects, and lease-up strategies.
- Problem-Solving: Creative and resourceful, with a focus on achieving measurable results through innovative solutions.
- Travel: Must be willing and able to travel frequently between properties as needed.
Preferred Qualifications:
- Experience managing large portfolios with multiple locations.
- Familiarity with Southeast Georgia rental markets.
- CAM (Certified Apartment Manager) or CAPS (Certified Apartment Portfolio Supervisor) designation is a plus.
Key Responsibilities:
- Operational Oversight: Ensure all properties meet company standards for occupancy, rent collection, and resident satisfaction. Conduct frequent on-site visits to provide hands-on support to on-site teams.
- Turnaround Strategies: Develop and execute customized improvement plans for underperforming properties, with a focus on increasing occupancy, reducing delinquency, and improving net operating income (NOI).
- Team Leadership: Recruit, mentor, and manage property managers, leasing staff, and maintenance teams to ensure they have the skills, tools, and motivation to succeed. Provide hands-on leadership and conflict resolution when needed.
- Unit Turns: Oversee and streamline the unit turnover process to minimize downtime, improve quality, and ensure readiness for new tenants. Collaborate closely with maintenance teams to meet deadlines and quality standards.
- Vendor Management: Maintain strong relationships with contractors, vendors, and service providers to negotiate favorable terms and ensure timely service. Regularly evaluate vendor performance to optimize efficiency and cost-effectiveness.
- Financial Management: Monitor budgets, control expenses, and ensure properties meet financial goals. Prepare and review monthly performance reports, ensuring accuracy and proactive identification of issues.
- Resident Relations: Ensure on-site teams maintain high levels of tenant satisfaction by addressing complaints and fostering a welcoming, community-focused environment. - Compliance: Ensure all properties meet local, state, and federal regulations, including Fair Housing laws, building codes, and safety standards.
- Marketing and Leasing: Collaborate with the marketing team to implement effective leasing and retention strategies tailored to the unique needs of each property. Evaluate market trends and competitor analysis to maintain a competitive edge.
