B&D Holdings, a fast-growing national real estate investment and development firm with a substantial national Industrial Outdoor Storage ("IOS") and Shallow Bay portfolio, is seeking an experienced and highly motivated Director of Leasing. Ideal for a professional with 5 years of experience in leasing who is looking for growth opportunities within a lean and dynamic firm that is passionate about quality, integrity, and driving value creation. The person who fills this position will report to B&D’s COO and work directly with B&D’s Principals.
As Director of Leasing, you will be responsible for overseeing all leasing activities for our commercial properties. This role involves developing and implementing leasing strategies, managing tenant relationships, negotiating leases, and ensuring the successful leasing of available spaces. The ideal candidate will have a strong background in commercial real estate, excellent negotiation skills, and a proven track record of achieving leasing targets.
Key Responsibilities:
- Develop and execute comprehensive leasing strategies to maximize occupancy and rental income
- Identify and target potential tenants through market research and networking
- Negotiate letter of intents, lease terms, and agreements with prospective tenants
- Communicate lease terms and negotiation points effectively with outside counsel and tenant’s counsel
- Create, maintain, grow, and foster quality relationships with existing and prospective tenants and develop an in-depth knowledge of tenants’ space needs and business objectives to optimize retention and value
- Create, maintain, grow, and foster quality relationships with leasing broker community within portfolio markets
- Collaborate with property management, marketing, asset management, acquisitions, and construction teams
- Travel to existing portfolio assets and potential acquisitions with immediate leasing needs
- Conduct market research through broker interviews and competitive property analysis, while monitoring market trends and competitor activities to stay informed of industry developments
- Prepare and present leasing reports and forecasts to senior management
- Ensure compliance with all relevant laws, regulations, and company policies
Competencies and Professional Experience/Qualification:
- Bachelor's degree in Business, Finance, Real Estate, or a related field
- Minimum of 5 years of experience in commercial real estate leasing
- Proven track record of successful lease negotiations and tenant retention
- Strong understanding of commercial real estate markets and trends, including knowledge of market demand and supply, vacancy, absorption, micro and macro issues relating to properties
- Understanding of property valuation methods (e.g., income, market, discounted cash flow, etc.)
- Excellent communication, negotiation, and interpersonal skills
- Sound analytical and critical thinking abilities
- Ability to work independently and as part of a team
- Proficiency in leasing software and Microsoft Office Suite
- Excellent understanding of commercial lease documents
- Keen attention to detail to ensure accuracy in lease agreements
