Team Overview

Barings Real Estate provides investment services, including a comprehensive suite of private and public real estate debt and equity expertise and services, to institutional and other qualified investors around the globe.  Its London-based European platform includes a team of over 95 associates operating from eight regional offices located in seven countries, and offers access to all sectors of the commercial property market with services that straddle both equity and debt investment management in both private and public markets.

Principal Responsibilities

Asset Management

  • Support the Asset Management team in all aspects of the daily asset management tasks
  • Run dynamic financial models to analyse standing investments, test assumptions and run sensitivities
  • Run cost plannings, run letting-, sales- and scenario-analyses, prepare and update business plans and budgets
  • Analyse and produce reporting for internal and external clients
  • Controlling of capex programs and ESG initiatives
  • On-site inspections and meetings with external servicers and tenants together with the responsible Asset Manager
  • Preparing and coordinating the drafting of agreements with third party service providers
  • Collect, process and report different property relating data
  • Support in the creation of data rooms

Transactions

  • Gather and track information on incoming deals
  • Analyse information in data rooms provided
  • Conduct detailed investment analysis and underwritings of real estate opportunities, test assumptions and run sensitivities
  • Prepare detailed investment committee papers which concisely present the opportunity, clearly identify and assess the risks of the deal
  • Participate in presentations to senior decision makers or investment committee
  • Support the Transaction Management team on all aspects during a transaction and during the due diligence phase, including onboarding and steering of external advisers
  • Review due diligence reports and robustly challenge assumptions and conclusions to ensure that the due diligence process has been thoroughly completed and potential risks identified
  • Support the closing of transactions
  • Liaise with internal (primarily underwriting, asset management, research, product management) and external parties (primarily brokers, borrowers, valuers, lawyers, technical consultants, researchers etc.) required to complete the aforementioned tasks

General

The Analyst will have the opportunity to work on the acquisition of properties as well as participate in the implementation of the business plan and therefore will build an important interface alongside these two functions

  • Technical skills - Demonstrates strong technical and analytical skills, including a very strong hands-on grasp of Excel, with a particular focus on cash flow modelling, risk analysis, data screening and analysis and creative problem solving. Skills Required

  • A degree or equivalent in a subject such as real estate, economics, finance, or equivalent
  • Strong modelling skills with ability to build advanced excel-models
  • Good PowerPoint skills
  • Fluency in written and spoken English language
  • A keen attention to detail, reliable, responsive and flexible
  • Strong prioritisation, organisation, and time management skills
  • Ability to be a team player and work well with others
  • The candidate should have at least one year of relevant professional experience
