PROJECT MANAGER / ESTIMATOR
The Project Manager/Estimator is responsible for estimating and procuring work and managing all aspects of the project through completion. Will produce budgets and accurate estimates with subcontractor input, negotiate subcontract agreements, procure resources for the project, maintain continuous communication with superintendent, client, and project team. Key job objectives are to ensure appropriate communication, progress, and timely completion of assigned projects, have exceptional job schedule and budget performance, develop strong subcontractor and client relationships, and provide outstanding customer satisfaction.
Essential Job Functions
- Ability to establish accurate budgets and scope of work
- Prepare estimates for review by project team
- Procure, scope, review, verify, and present subcontractor bids
- Manage and develop subcontractor relationships to build a strong, loyal subcontractor base
- Scope and procure all materials and release subcontractors for work
- Ensure subs meet our minimum insurance and documentation requirements
- Review and approve subcontractor invoices and progress billing
- Ensures on-time payment of subs and vendors
- Implements project billing process in accordance with project requirements
- Controls, prepares, and submits Change Order Requests and negotiates changes
- Assists in preparation of schedule and procurement list
- Manages delays and associated cost and time impacts
- Responsible for coordination with superintendent & schedule to ensure all trades and materials are ready when needed
- Manage the budget/selections/buyout to deliver projects within budget
- Ability to understand and deliver exceptional customer service and satisfaction
- Manage projects to ensure schedule adherence, progression, and quality of vendor workmanship
- Know and understand all project requirements, specifications, custom features and options
- Ability to hold subcontractors accountable and make them perform as required
- Timely and accurate follow through
- Ability to communicate and interact effectively with internal and external customers
- Ability to be resourceful, engaged, proactive, focused, and prevent “surprises” to the company

Education/Experience
BS/BA and over 3 years related experience and or training or a High School Diploma or GED; plus over 3 years of related experience and/or training or the equivalent combination of education and experience. Ability to read and interpret plans (blueprints).
Computer Skills
Basic Computer Skills Needed. Working knowledge of Microsoft Word, Excel and Outlook.
Work Environment
This position requires travel to jobsites and possibly more than one location each day, Monday through Friday. It will require someone who is dependable and flexible.
COMPENSATION & Benefits
- Salary: Commensurate with experience, $75,000 - $130,000
- Benefits: Flex time, vacation time, bonus, vehicle allowance, gas allowance, and other benefits are available.
