Position Overview:
We are seeking a Proactive and Detail-Oriented Property Manager Assistant to join our team. The ideal candidate will ensure that all properties under management are maintained in excellent condition, maximize revenue through dynamic pricing strategies, and deliver an exceptional experience for both short-term guests and long-term tenants. This role requires an individual who is highly organized, self-motivated, and attentive to the smallest details of property care, pricing, and tenant satisfaction. Key Responsibilities:Property Inspections & Maintenance:
- Conduct thorough inspections of properties before guests stays to ensure they are in immaculate condition.
- Identify and address maintenance issues promptly, coordinating with repair technicians, contractors, or vendors as needed.
- Oversee lawn care, landscaping, and seasonal upkeep to maintain the properties’ curb appeal.
- Ensure properties are well-stocked with necessary supplies, including toiletries, linens, and kitchen essentials, prior to guest arrivals.
Guest & Tenant Relations:
- Write and respond to guest messages professionally and promptly, addressing concerns or special requests to ensure a five-star experience.
- Manage long-term tenant relations, including handling inquiries, addressing concerns, and ensuring lease compliance.
- Conduct periodic check-ins with long-term tenants to ensure satisfaction and address any issues with the property.
Pricing & Revenue Management:
- Continuously adjust pricing dynamically to optimize bookings and maximize revenue.
- Monitor competitor rates and local market conditions to ensure properties remain competitively priced.
- Implement seasonal and event-specific pricing strategies to capitalize on demand.
Scheduling & Coordination:
- Create and manage cleaning schedules for cleaning staff to maintain a high standard of cleanliness and readiness for incoming guests.
- Coordinate repairs, preventative maintenance, and upgrades as needed to ensure all properties remain in excellent condition.
- Arrange for specialized services, such as HVAC inspections, pest control, and pool maintenance.
Organization & Record-Keeping:
- Maintain detailed records of maintenance, repairs, cleaning schedules, and pricing adjustments for each property.
- Track inventory of supplies and reorder items as necessary to ensure properties are always fully equipped.
- Assist with tenant lease agreements, move-in and move-out inspections, and deposit management.
Additional Responsibilities:
- Proactively suggest improvements to enhance property appeal and guest/tenant satisfaction.
- Conduct market research to understand competitive rental rates, guest expectations, and trends.

- Transportation: Must have a reliable car to travel between properties.
- Technical Skills: Basic proficiency in property management software, dynamic pricing tools, and communication platforms.
Additional Requirements:
- Experience in property management, hospitality, or a related field is preferred.
- Flexible availability, including weekends and holidays, as needed.
- Physical ability to perform inspections, light lifting (e.g., supplies), and other on-site tasks.
Job Type: Full-time
Pay: $15.00 per hour
Expected hours: 30 – 40 per week
