What are the responsibilities and job description for the Assistant Property Manager/Property Manager position at Caras Property Management?
Caras Property Management is a family-owned property management company with a 40 year history of helping owners manage investment properties and helping Missoulians find a great place to live. We represent properties from Polson to Hamilton with Missoula as our base. Our properties include both, new construction and some legacy properties as well as mobile homes, HOA’s, storage units and commercial properties.
We’re growing and looking for Assistant Property Manager/Property Manager to help round out our services. Our ideal candidate would be one who is smart, friendly and professionally composed on the phone as well as with the myriad of people who walk through the door. Strong organizational skills, self-confident. We need someone with attention to detail and an interest in working at a place where there is never a dull moment.
Job responsibilities include:
- Responding to main phone line/email/front desk property inquiries, maintenance inquiries and work orders, questions and requests for information as needed.
- Taking and applying payments correctly, making deposits. Good money handling skills required.
- Development and implementation of strategies to promote low vacancy and growth of the company's management portfolio.
- A professional, polite and helpful approach in all dealings with clients (Owners/Tenants).
- Investigation and resolution on tenant concerns, issues and complaints.
- Oversight and participation in the collection and deposit of rents, showing available units, lease signings, move-out inspections, enforcement of lease violations, tenant communication, non-payment, and application processing.
- Perform or supervise periodic visual property inspections.
- Ensure rental units are ready to rent on schedule. Coordination with office staff prior to lease signings.
- Maintain a clean and safe workspace, abide by workplace health and safety policies and procedures.
- Additional duties as assigned.
Additional requirements for this position include:
- Valid Driver's License, reliable, insured vehicle, and cell phone.
- Highly organized, independent worker.
- Excellent planning and leadership abilities.
- Excellent communication and interpersonal skills.
- Available to work 8:30 AM – 5:00 PM, Monday - Friday, with availability after-hours and on-call as needed.
- A Montana Licensed Property Manager is preferred (if not currently licensed, must obtain a license within 3 months of hire).
Compensation: Salary and Bonuses. DOE. Salary: $17.00 to $20.00 /hour
