Key Responsibilities:
Pre-Construction & Planning:
Assist with site selection and provide support for project development.
Review landlord work letters and lease agreements to ensure compliance with project requirements.
Develop project budgets, including both hard and soft costs, and monitor spending to maintain financial objectives.
Lead the invitation-to-bid process, including pre-bid meetings, bid solicitation, and contractor negotiations.
Procure a qualified project team, including architects, general contractors, sustainability consultants, and other specialists.
Design & Construction Management:
Coordinate with the owner and design team to develop a project design that meets budget, schedule, and quality standards.
Manage construction logistics and resolve any site issues that arise.
Monitor progress, quality, and compliance with project requirements, ensuring adherence to design intent.
Oversee punch lists to ensure all necessary corrections and final work are completed before occupancy.
Facilitate lien releases and payout approvals for contractors and vendors.
Project Execution & Delivery:
Ensure timely project completion by developing and maintaining an overall project schedule.
Manage communication between all stakeholders, including the owner, architect, general contractor, and other consultants.
Oversee project closeout, move-in, and grand opening preparation.
Support program development and operational transition for new facilities.
Assist with financing and bank closings related to project funding.
Qualifications & Skills:
5 years of experience in construction project management or a related field.
Strong budgeting, scheduling, and contract negotiation skills.
Experience managing multiple projects simultaneously from conception to completion.
Excellent communication skills with the ability to coordinate between multiple stakeholders.
Knowledge of construction processes, building codes, and permitting requirements.
Proficiency in project management software and tools.
Preferred Qualifications:
Experience working as an Owner’s Representative on commercial projects.
Background in construction management, architecture, or engineering.
Salary & Benefits:
Salary: $75,000-$85,000
Competitive benefits package, including [health insurance, 401(k), PTO, etc.].
Work Setting:
Hybrid/In-Office: In office on days not traveling to work site.
Requires travel to project sites as needed (2/3 days)
