We are a vertically integrated firm, serving the development, construction, and brokerage needs of our clients – our Principal is the developer, licensed general contractor, and licensed real estate broker. CGM has developed projects ranging from custom homes to neighborhood centers to commercial condominiums.
CGM's main office is located in a modern office setting with access to on-site fitness equipment, outdoor spaces, fitness activities, on-site coffee shop, on-site restaurant/brewery, and is walking distance to a plethora of dining options.

We are currently seeking a Commercial Real Estate Associate for our real estate brokerage, AL Capital, to assist with our portfolio of properties in the Eastern San Gabriel Valley and Orange County areas. The qualified candidate would be responsible for working on marketing material, keeping track of contacts, keeping good relations with other agents and brokers, implementing marketing strategies, drafting contracts, and some property management of commercial properties and projects. This position is salary based with year-end bonuses. Room for advancement and development.
Responsibilities:
Tenant Relations
- Lease Administration: Timely billings, rent collection, rent roll, ensuring tenant adherence to lease agreement.
- Maintain and update tenant contact list
- Give new tenants thorough orientation before moving in
- Touring properties with potential tenants
- Maintain and update tenant handouts
Marketing
- Implement the marketing strategy efficiently
- Create marketing documents
- Create marketing ideas and strategies with a team
- Organize the various marketing avenues and maintain accurate property listings
- Preparing purchase and sale agreements
- Touring properties with potential clients and investors
Property Maintenance
- Ensure the safety and integrity of commercial properties and their systems utilizing vendors and staff
- Project future maintenance issues and requirements to make proper improvements
- Complete inspections of the properties to insure proper maintenance every week. Walks and tours to include interior hallways, exteriors, entrances, etc.
General
- Working with the project manager and management team to complete each task successfully
- Maintain a thorough understanding of contract documents and lease agreements
- Assisting with any number of general tasks
- Plan, manage and deliver monthly deliverables (rent rolls, reports)
- Prepare a variety of effective written materials
Qualifications:
- California Real Estate license not required, but will be asked to obtain within the first few months of employment
- Minimum of 5-years relevant experience required
- Basic knowledge of real estate and marketing
- Excellent time management skills
- Ability to communicate well orally and in writing
- Ability to work both independently and in a team environment
- Computer literate and working familiarity with Microsoft Outlook, Word, Excel, and PowerPoint; familiarity with AIR CRE Contracts a plus
- Ability to schedule and multitask
- Fluent in English (required) and Mandarin Chinese (also required due to the overwhelming majority of our clients who speak Mandarin Chinese)
Salary starting at$60,000 per year and dependent on experience.
