The Goodman Group located in Chaska, MN is seeking a Corporate Maintenance Manager to join their team.  In this role, the CMM is responsible for evaluating all preventive maintenance, routine maintenance, market-ready programs, and other maintenance initiatives on each property. They will also conduct quarterly maintenance audits for all designated properties within all locations/assigned area.  The CMM is also responsible for maintaining and updating the CMMS (Computerized Maintenance Management System), and managing the project of new equipment installation items including HVAC systems, fire systems, chillers, boilers, etc.

The CMM is responsible in ensuring resident satisfaction by overseeing current and long range physical plant systems for all facilities including electrical and mechanical servicing and efficient maintenance of machinery and equipment, physical plan, utilities, and grounds in accordance with state and federal regulations and company policies and procedures. They will be responsible for the administration and support of the maintenance work order system, which is the primary tool used in managing break/fixes, preventive maintenance and total preventive maintenance on equipment.

Essential Job Funtions

  • Develop and document maintenance policies and procedures for all site equipment in collaboration with Maintenance leadership.
  • Update CMMS and generate regular and special reports in CMMS.
  • Provide System and Process training to technicians and site management.
  • Maintain equipment specific information and associated spare parts data in CMMS.
  • Directs and implements energy management programs.
  • Directs the operations and maintenance of steam generating, electrical, compressed gases, water, and refrigeration systems to provide uninterrupted service.
  • Makes chemical analysis of boiler and air wash water to ensure optimum effectiveness and proper maintenance.
  • Develops, schedules, and controls a preventative maintenance program to maintain production machinery and equipment in proper working condition.
  • Plans a continual work schedule to maintain all company property in a safe and healthy condition to achieve the best working conditions possible for all employees.
  • Supervises and coordinates activities of workers engaged in the maintenance, electrical, and mechanical operations.
  • Inspects jobs in process and at completion to ensure that standards of workmanship and safety are maintained.
  • Ensures proper maintenance of facility machinery and building.
  • Maintains inventories of maintenance material, supplies, and repair parts at required levels by initiating requisitions for purchase; periodically reviews inventory for proper upkeep at plant facilities.
  • Recommends, plan, and implements equipment needs to improve production efficiency and/or achieve cost reduction.
  • Responsible for electrical and mechanical equipment layouts and the modification of facilities within the plan.
  • Other duties as assigned

Required Qualifications

  • Degree in mechanical or electrical engineering or similar field.
  • Significant experience in maintenance, use and/or inventory of physical plant systems. Healthcare industry preferred.
  • Previous experience with computerized maintenance management systems and data extraction/ analysis. Ability to navigate computer systems and software.
  • Systems administration experience in supporting work order management software and/or maintenance process optimization.
  • Thorough knowledge of OSHA and EPA regulations relative to operation and maintenance.
  • Considerable tact and human relations skills in interacting with all levels of management and employees. Good problem solving and negotiating skills required.
  • Ability to work in a fast-moving, flexible environment.
  • Ability to travel to other faclities throughout the United States (25%)
