Housing InspectorLocation : Arlington Housing AuthorityWork Status : Full TimeTHIS POSITION IS OPEN UNTIL FILLED.SALARY : 17.46 - 21.82Hourly USDJOB SUMMARY : Under general supervision,performs inspections on single family, multi-family, and mobile homes inaccordance with the established U.S Department of Housing and Urban Development(HUD) regulations. The Housing Inspector will ensure that participants residein a safe, decent, and sanitary environment.ESSENTIAL JOB FUNCTIONS : Perform routine inspections of residential properties, including single family homes, multi-family units, mobile homes, and apartment complexes.Assess the physical condition of the property, including structural integrity, plumbing, electrical systems, heating / cooling, and general maintenance.Identify safety hazards, such as faulty writing, lead paint, and unsafe conditions that may endanger tenants.Meet with property owners, manager, or landlords to discuss any required repairs or improvements.Perform re-inspections of properties after repairs or improvements have been made to ensure compliance with HUD standards.Maintain detailed inspection records, including written records and photographic evidence of property conditions.Provide information and general guidance to citizens about the Housing Choice Voucher Program.Stay updated on changes to HUD policies, regulations, and Housing Quality Standards (HQS) to ensure inspections are conducted in accordance with the latest requirements.OTHER JOB FUNCTIONS : Host workshops aimed at educating tenants, property owners, and property managers about the Housing Authority's programs.Prepare and deliver clear, concise presentations of inspection findings to various stakeholders, including property owners, management, tenants, and local government representatives.On a nontypical basis, may perform other additional duties not listed in this description that are in alignment with the scope of essential job functions.MINIMUM QUALIFICATIONS : Knowledge, Skills and Abilities Required : Knowledge of local, state, and federal building codes and how they relate to HUD standards.Knowledge of HUD's different housing programs, including Section 8, Public Housing, and other affordable housing initiatives.Knowledge of public health and safety requirements (e.g., lead paint, electrical safety, fire safety).Knowledge of HUD Housing Quality Standards (HQS) and local building codes.Skill in exercising discretion and independent judgement.Skill at handling unsanitary situations and addressing the cause.Ability to walk, climb ladders, and inspect areas that might be physically demanding, such as attics or crawl spaces.Ability to safely operate a motor vehicle.Ability to work independently, manage time effectively, and meet deadlines.Ability to identify problems and suggest practical solutions for property owners to bring units up to code.Ability to write clear reports and effectively communicate with property owners, tenants, and other stakeholders.Ability to handle questions and concerns from property owners, managers, tenants, and government agencies with professionalism and empathy.Ability to climb and lift or exert forces equivalent to lifting 40 pounds.Ability to use inspection software, mobile devices, and other technology to record and report findings.Ability to work in environments subject to fume, odor, dust mites, lead, asbestos and radiation hazards.Qualifying Education and Experience : High School Diploma / GEDOne (1) year of experience in property inspection, construction, maintenance, housing management or a related field.Or an equivalent combination of education and experience.Must possess a valid Class C Texas driver license.Successfully complete Lead Based Paint Inspector training within a one (1) year of employment and maintain throughout duration of employment.Successfully complete National Standards for the Physical Inspection of Real Estate (NSPIRE) training within one (1) year of employment and maintain throughout duration of employment.
