GENERAL DESCRIPTION
Manages residential and commercial real estate properties for Community Access Unlimited and its related companies by performing the following duties personally or through subordinates.
EDUCATION / EXPERIENCE
High School diploma. College degree preferred. Minimum 5 years experience in property management, supervision, and building / construction a plus.
JOB TASKS
- Manage rentals to include, pre-inspection, preparing units for rental, advertising, showing property, reviewing applicants, locating tenants within 30 days of vacancy, preparation and maintenance of leases or rental agreements, collection of rents and security deposits, tenant evictions (represent owner in all court proceedings), gathering income certification documentation, maintaining duplicate keys.
- Perform quarterly inspections of all rentals : document and follow-up that work orders are submitted and performed, prepare preventive maintenance for each unit to include : filters, carpet, painting, HVAC, exterminating, other), coordinate feedback with program supervisory staff
- Supervise maintenance personnel - schedule and assign jobs from work orders, ensure satisfactory completion, submit time sheets and reimbursement requests
- Supervise Facility Managers - ensure that Facility Management functions are delivered according to agency policy and procedures. Facility includes : all locations, Café, Security, Vehicles.
- Coordinate Condo Association activities : attend meetings, prepare meeting agenda that represents CAU's interests, furnish monthly report for each association to accounting
- Security / Fire / Elevator / Landscaping maintenance and prevention : maintain systems where applicable for each location, monitor, inspect, correct any reportable building violations
- Coordinate completion of work orders / repairs / preventive maintenance / improvements : in addition to supervising internal maintenance personnel, seek and secure outside vendors to repair and maintain housing units, arrange for alterations, maintenance, upkeep, and / or reconditioning of property, gather bids that are timely, complete and specific. Complete regular property inspections.
- Conduct snow plowing for all locations : be available to remove snow utilizing company provided snow plow, oversee removal of snow from all locations by coordinating efforts with on-site personnel
- Financial Oversight : maintain expenses within agency budget, prepare and submit accurate requests for payment.
- Funding : Monitor State & Federal programs including : HUD, Section 8, SRAP, DCA, NJHMFA & NJEDA.
- Housing Development : Coordinate new construction / rehab with architect, engineer & general contractor.
- Communication : carry and respond to cellular provided telephone, retrieve voice mail and email on a timely basis, promptly responds to all emergency calls, responds to all non-emergency calls within 48 hours
- Meetings : Attend Health and Safety Committee, reviewing Agency efforts to meet health and safety guidelines. Attend and participate in Housing Committee meetings.
