We are looking for an experienced Property Manager to oversee the daily operations of a residential community. This role requires a customer-focused leader who can ensure smooth property management processes and an exceptional resident experience.
Key Responsibilities:
- Resident Relations: Deliver top-tier customer service by addressing resident concerns, fostering engagement through community events, and maintaining strong communication to create a welcoming atmosphere.
- Lease Administration: Manage all leasing activities, including new leases, renewals, and move-outs, ensuring compliance with fair housing regulations and community policies.
- Unit Turnover Management: Coordinate the unit turnover process to ensure efficient, timely transitions. This includes conducting pre-move-out inspections, scheduling necessary repairs or cleaning, and managing third-party vendors involved in preparing units for new residents. Conduct follow-up inspections to confirm quality and readiness.
- Maintenance Oversight: Oversee maintenance staff and vendors to prioritize work orders, ensure timely repairs, and perform quality control inspections of completed work.
- Budget Management: Develop and monitor the property’s budget, controlling expenses and forecasting revenue to meet financial goals. Implement cost-saving initiatives where possible and ensure financial transactions adhere to company policies.
- Compliance and Safety: Ensure compliance with local, state, and federal regulations, including fair housing laws and safety standards. Conduct routine inspections and implement corrective actions as necessary.
- Staff Supervision: Hire, train, and supervise leasing and maintenance personnel. Encourage a positive, professional team environment focused on customer service and operational excellence.
- Reporting and Record-Keeping: Maintain comprehensive records of property operations, including lease documents, financial records, maintenance logs, and resident files. Prepare regular reports for management.
Requirements:
- Experience: Minimum of 3 years in property management, with proven experience in managing unit turnovers, coordinating inspections, and working with third-party vendors.
- Skills: Excellent organizational, leadership, and communication skills. Proficiency in property management software and Microsoft Office Suite.
- Qualifications: Knowledge of property laws, fair housing regulations, and budget management practices. Real Estate License or relevant certification is a plus.
- Work Ethic: Detail-oriented, capable of multitasking, and skilled in prioritizing tasks in a fast-paced environment. Strong problem-solving abilities and a calm, professional approach to resident and operational challenges.
