Job Summary:
This role is responsible for managing tenant improvement and building improvement projects for an over 7MM square foot office portfolio in Atlanta, GA. Responsible for managing general contractors and/or third-party construction project managers. Will work closely with property teams to ensure building rules and regulations are followed in addition to timely completion of projects. May be responsible for small redevelopment projects as directed by the Managing Director and EVP, Development. Projects typically range in value from $50k to $3MM and include customer’s TI projects, elevator lobbies, corridors, restroom, and other owner property upgrades.
This position is on-site in Atlanta, GA. This is not a remote or hybrid position.
Responsibilities:
- Oversee beginning to end construction project administration process
- Prepare preliminary budgeting for each prospective project
- Collaborate and coordinate with leasing and property management teams
- Manage third party construction administrators or oversee projects directly
- Coordinate with customers in the development of TI design documents
- Evaluate MEP systems, structural and budget impacts
- Manage change orders, pay applications, and pre-construction process
- Oversee the permit, plan review & development process with the City of Atlanta/local authorities having jurisdiction
- Request/set up security access as needed for construction projects
- Prepare, monitor, and reconcile budgets, forecasting, analysis, cost variances on projects
- Distribute project-related financial materials, monthly reports, and other formal information related to scheduling, progress, and cost management
- Coordinate and manage all consultants necessary to complete projects
- Obtain and file certificates of completion, lien waivers, and tenant acceptance letters
- Ensure assembly of all project closeout documentation
- Verify stored “attic stock” requirements and validate materials received
- Provide up to date project related projections on project completion and update stakeholders accordingly in timely manner
- Provide support to legal and leasing team during lease documentation for work letter and other pertinent information related to property, project, and space
- Perform constructability analysis, value-engineering, and efficiency ideas as necessary
- Maintain up to date records on current projects within Company’s filing system as well as updated building standard design materials for portfolio properties

Required Experience and Technical Skills:
- Bachelor's degree (BA/BS) from four-year college or university
- 5-10 years of experience in commercial construction
- Minimum 5 years of experience in project management
- Experience in personnel management and mentoring
- Strong written and verbal communication skills are critical
- Schedule and budget management and tracking experience
- Knowledge of construction contracts, change order process, and the ability to negotiate terms
- Adept at reading, reviewing, and preforming take-offs of construction documents
- Ability to develop and review of lease language with respect to TI efforts
- Familiarity with BOMA measurement
- Experience with various reporting requirements and approval processes
Computer Skills:
- Advanced computer skills including internet navigation and various software applications
- Demonstrated proficiency with Microsoft Office (Word, PowerPoint, Excel, Outlook, and Visio) and Adobe Acrobat
- Proficiency at using MS Project and other scheduling software is required
- Familiarity with Bluebeam, Yardi, and Procore
