Position Summary:
The Project Manager is responsible for managing the life cycle of construction projects, from getting in the ground to handover. The role includes working closely with internal teams, subcontractors, and clients to ensure the efficient execution of projects while maintaining quality standards, safety regulations, budget constraints, and schedule.
Key Responsibilities:
Budget & Cost Management:
- Manage detailed project budgets and cost estimates.
- Monitor project financials, track expenditures, and identify cost-saving opportunities without compromising quality.
- Review and approve invoices from contractors, subcontractors, and vendors.
- Quote and get pre-approval for scope changes.
- Manage procurement of materials, equipment, and subcontractors.
Scheduling & Timeline Management:
- Develop and maintain comprehensive project schedules, ensuring key milestones and deadlines are met.
- Coordinate with contractors and vendors to manage project timelines and resolve any delays or scheduling conflicts.
- Identify potential risks to schedule and take proactive measures to mitigate delays.
Contractor & Subcontractor Coordination:
- Oversee the management of subcontractors.
- Ensure compliance with safety standards, quality control, and project specifications.
- Maintain strong working relationships with subcontractors to resolve issues efficiently and ensure smooth project progression.
Communication:
- Act as the primary point of contact for clients, providing regular project updates and addressing any concerns or issues.
- Organize and lead project meetings with clients, design teams, and contractors.
- Prepare and present progress reports, including budget status, schedule adherence, and quality control.
- Handle any client change orders, scope adjustments, or project revisions.
Quality Control & Safety:
- Ensure the project is completed in compliance with relevant building codes, industry standards, and client specifications.
- Monitor on-site safety practices and ensure adherence to health and safety regulations.
- Conduct site inspections and quality control checks at various stages of construction.
Risk Management & Problem Solving:
- Identify project risks early on and develop mitigation strategies.
- Address and resolve construction and design issues in a timely and effective manner.
Project Closeout & Handover:
- Manage the closeout process, ensuring all contractual obligations are met.
- Conduct final inspections, coordinate punch lists, and address any remaining work before project completion.
- Ensure proper documentation is provided to the client, including warranties, manuals, and as-built drawings.
Qualifications:
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field OR equivalent workplace knowledge.
Experience:
- Minimum of 5 years of experience in residential construction project management.
- Proven experience managing design/build projects from initiation to completion (preferred).
- Strong understanding of construction methods, building codes, and safety regulations.
Skills & Competencies:
- Strong leadership and team management skills.
- Excellent communication skills, both written and verbal.
- Proficiency with project management software (e.g., Procore, Buildertrend, MS Project, etc.).
- Budgeting, scheduling, and cost control expertise.
- Ability to analyze complex project challenges and develop practical solutions.
- Familiarity with contract negotiation and procurement processes.
- Ability to manage multiple projects and priorities simultaneously.
Certifications (optional but preferred):
- LEED accreditation or other sustainability-related certification (optional).
- OSHA or other safety certifications (preferred).
- Construction Supervisor License (preferred).
Work Environment:
- This position involves both office and on-site work.
- Travel to project sites required.
- Ability to work flexible hours, including occasional evenings or weekends, depending on project needs.
