Job Summary:
Culver Investment Partners (“CIP”) is seeking a 2-5 year experienced Acquisitions Associate, who will be based in Dallas, TX, to be a integral part of of CIP’s acquisition’s team.
The role provides the candidate with the unique opportunity to be involved in all facets of multifamily real estate acquisitions and investments. The candidate will be exposed to acquisition opportunities across the full spectrum of multifamily assets, including core-plus, value-add, distress, affordable, senior housing and student housing.
The candidate will be tasked with reviewing unique deals across Sunbelt markets, putting together investment theses around the opportunities and discussing them at length with some of the nation’s largest institutional investment funds. Additionally, the candidate will be exposed, to the entire investment business, working in a small entrepreneurial environment interfacing with acquisitions, asset management, construction management, investor relations and accounting professionals. The position will work closely with senior leadership to monitor and manage the acquisition process including sourcing, underwriting, investment memos and pitches, closing and transitioning each opportunity.
CIP has grown the portfolio substantially in 2024 and is excited to bring on a key team member in 2025 to expand the portfolio across the Sunbelt markets. CIP’s executive team has over 30 years of experience, $15B in transaction volume and experience managing over 100,000 multifamily units.
This position provides the candidate to participate in promote / carried interest in all opportunities.
Duties and Responsibilities:
- Perform property and entity level underwriting for multifamily opportunities across Texas, Georgia, the Carolinas, Florida, Arizona and other select markets by analyzing rent rolls, financial statements, comparable information and other property level information
- Analyze fundamentals for new market entry and provide in depth analysis on market dynamics
- Communicate with partners, investment sales brokers, property management, construction management and vendors
- Manage deal pipeline and outside vendors to ensure new opportunities regularly are analyzed and underwritten
- Conduct property tours and shop comparable properties for targeted properties
- Put together investment summaries for new acquisition opportunities
- Communicate with investors on a regular basis
- Coordinate and lead due diligence team for newly acquired assets
Qualifications:
- Bachelor’s degree (business, accounting or finance preferred)
- 2 - 5 years of prior experience in the real estate investment industry including investment banking / private equity, debt / equity capital markets, acquisitions, asset management or portfolio management involving multifamily or commercial real estate
- Proficient in Microsoft Office specifically Excel, PowerPoint and Word
- Strong interpersonal, written and verbal communication skills; strong analytical skills with ability to learn quickly; ability to work in a fast paced environment on a team and independently and manage multiple priorities
- Strong understanding of and ability to model capital structures, including common equity, sub-debt / equity and senior debt
- Willing to travel as needed
