Derby Copeland Capital is currently seeking an Associate in our Property Management group to join our growing team in New York, NY. In this role you will have the responsibility of managing an assigned portfolio of properties that the firm owns or manages for others.
In this role, you will gain a wealth of experience in property management. As support for the property management team, you will have the opportunity to be responsible for meeting the overall operational and financial goals for a fast-growing mixed-use portfolio in Manhattan. That will include managing vendors, using property tech software, ensuring tenant satisfaction, coordinating leasing and marketing efforts, and preparing monthly reporting metrics.
Responsibilities:
- Stay abreast of NYC regulatory compliance
- Manage leasing and marketing agents to ensure they are meeting property goals
- Manage and supervise building staff and all third-party contractors on the property, including Superintendents, doormen, security staff, porters, and cleaning staff
- Manage third party vendor processes and execution
- Coordinate with tenants to ensure maximum satisfaction
- Proactively supervise and report on execution of Business plan and reports, performance towards approved underwriting, annual budget and 5-year forecast, annual operating budgets and capital improvement plan, quarterly reforecasts
- Prepare monthly reports for each property and presentation to partners, monthly financial review; budget variance reporting
- Assist investment analysis team in underwriting multi-family assets
- Gather and maintain market knowledge; adjust business plan in response to market conditions, occupancy, leasing activity and program for pricing recommendations
- Develop marketing program
- Identify potential and existing operational efficiencies
- Monitor compliance with approved budgets, scope, and schedule
- Oversight of certain loan covenants including reporting and insurance requirements for lenders
Qualifications:
- 2 years of experience required
- Bachelor’s Degree – preferable in Real Estate or Finance
- Knowledge of New York City neighborhoods
- Preference for experience with a multifamily asset or portfolio management
- New York State Salesperson License preferred but not required
- Strong communication skills (written and oral)
- Microsoft Excel, Microsoft Word, and Microsoft PowerPoint proficiency required
- Capable of reading, analyzing, and understanding business documents, financial statements, leases, and contracts.
- Ability to coordinate and manage multiple tasks efficiently in a fast-paced environment
- Effective leadership and management skills
- Analytical and organizational skills
- Experience with Property Management software preferred (Yardi, Appfolio, etc.)
With respect to positions in our New York Office, the expected base salary ranges from $60,000 - $75,000. Salary offers are based on a wide range of factors including relevant skills, training, experience, and education. Market and organizational factors are also considered. In addition to salary and a generous employee benefits package, successful candidates are eligible to receive a discretionary bonus.
