Position Summary
The Real Estate Project Manager will play a pivotal role in supporting the real estate sales and development team at Wild Spring Dunes, focusing on the successful completion of projects and the home buyer's experience. Third-party-owned homes serve as a critical lodging option for overnight guests, and exceeding buyers' expectations is vital to the resort's success.
This role requires collaboration with ownership, internal real estate and operations teams, and external consultants. The Real Estate Project Manager will oversee residential projects' planning, design, and construction phases, ensuring timely and budget-conscious project delivery.

Key Responsibilities
- Serve as the primary liaison between real estate buyers the project team, vendors, contractors, and resort teams.
- Coordinate the residential design, construction, and furniture procurement process on behalf of homeowners.
- Report progress and updates to ownership, resort operations, real estate sales, and senior development leadership.
- Partner with third-party vendors to ensure cost-effective project execution.
- Be available on-site five days per week, with occasional weekend work as required.
Residential Project Management
- Manage the relationship transition from the real estate sales team to the project team.
- Guide lot buyers through home design options.
- Ensure compliance with resort building standards, including bulk and density criteria, during the design process.
- Develop and update preliminary budgets and turn-key project costs.
- Facilitate permits, builder risk insurance, and construction financing as needed.
- Collaborate with contractors to create and maintain construction schedules and budgets.
- Review invoices and manage the monthly draw process.
- Oversee furniture, fixture, and equipment procurement and installation.
- Coordinate project completion, including punch-list reviews and transitioning properties to resort operations.
- Work with the Dream Golf Program Manager to prepare and periodically update comprehensive development budgets and schedules.
- Provide regular reporting for project budgets, schedules, and progress to ownership.
- Manage relationships with architects, engineers, contractors, and consultants, ensuring effective collaboration and value optimization.
- Negotiate contracts to maximize efficiency and project outcomes.
- Act as a primary contact for the operations team, providing project updates and maintaining clear communication channels.
- Standardize permitting, compliance, and operational processes for resort development projects.
- Develop and implement checklists and procedures to streamline workflow.
- Assist with the planning, budgeting,, and construction of future projects.
- Familiarize yourself with the Resort Master Plan and recommend proactive actions to reduce future costs and disruptions.
- Oversee budgeting, planning, and operational coordination for resort infrastructure projects.
- Support the implementation of long-term resort development plans.
- Accredited professional degree in Architecture, Architectural Engineering, Engineering, Construction Science or a related field.
- 5 years of experience in commercial and/or residential construction management.
- Excellent verbal and written communication skills, with the ability to present ideas clearly and professionally.
- Strong organizational and multitasking abilities to manage multiple projects simultaneously.
- Proficiency in Microsoft Office Suite, Excel, Project, and AutoCAD or similar software.
- Comprehensive knowledge of architectural systems, building materials, technologies, and applicable codes.
- Familiarity with sustainable and integrated design practices.
