- Responsible for the execution of purchases and procurement related to property capital purchases, including vendor payment upon completion.
- Ensure accurate monthly pricing is maintained and provided accurate budgets to finance monthly.
- Manage the execution of accurate contracts according to company standards.
- Successfully leads up and down the chain of command.
- Maintain and upload most current/accurate plans for all projects as well as complete product specifications for each plan.
- Lead/attend all assigned huddles, weekly/monthly/quarterly meetings.
- Negotiate the best, most accurate and competitive pricing possible.
- Partners with Director of Construction to revise Scopes of Work for all supply/vendor partners on a regular basis.
- Utilizes, promotes, and trains direct reports on internal systems.
- Vendor Compliance
- Responsible for full vendor compliance in master agreements, insurance requirements, and all supporting documentation.
- Develop, lead, and execute purchasing strategies across all department platforms.
- Support bid process for architectural plans to subcontractors and vendors.
- Review contract terms and conditions as well as confer with legal as necessary.
- Track and report key functional metrics to reduce expenses and improve effectiveness.
- Craft negotiation strategies and close deals with optimal terms.
- Act as company ambassador in vendor relationships, deals, and contracts.
- Partner with stakeholders to ensure clear requirements documentation.
- Ensure bid specs to vendors are updated and accurate.
- Review draft and final request for proposals & request for quotes to identify and manage business risks and opportunities.
- Research and communicate with both existing vendors and potential new vendors to ensure the company is achieving both optimal pricing and service.
- Perform cost and scenario analysis and benchmarking.
- Develop and implement initiatives to aggregate spending across all business units to drive down costs and reduce the number of suppliers.
- Leverage company-wide spending and resources and champion best practices.
- Ongoing monitoring of contract competence for the term of agreements.
- Forecast price and market trends and identify changes of balance in buyer-supplier power.
- Create budget for upcoming projects.
- Manage costs of existing projects
- Determine quantity and timing of deliveries.
- Control spend and build a culture of long-term saving on procurement costs.
- Problem solving abilities to remove the hurdles in front of directs reports, peers, and company.
- Other duties as assigned.
- Proven working experience as a Procurement Manager, Procurement Officer or Head of Procurement
- Knowledge of sourcing and procurement techniques as well as a dexterity in “reading” the market
- Talent in negotiations and networking
- Good knowledge of supplier or third-party management software
- Aptitude in decision-making and working with numbers
- Experience in collecting and analyzing data
- Strong leadership capabilities
