Purpose driven organization seeking qualified individual to join our team as the

Director of Environmental Services

Primary Job Purpose:  To direct, supervise, manage, and coordinate the programs, activities, and inter-departmental services of the Environmental Services Department including the various campus and buildings maintenance services, custodial services, laundry services, and transportation department.

 

Customer Service:  Adherence to the MOSES program to include Mission, Ownership, Success, Excellence, and Service.

 

Essential Job Functions:

Staff Management

  • Practice the Values, the Mission, and Philosophy of Eben Ezer Lutheran Care Center.
  • Hire, train and effectively supervise team members.
  • Establish and communicate performance expectations for environmental services and transportation team members.
  • Evaluate staff performance based on expectations for performance and provides feedback to employees.
  • Delegate workload for efficient management of departments.
  • Schedules and oversees completion of daily work assignments for maintenance staff.
  • Communicate with Environmental Services staff any information necessary for efficient job performance and provide oversight and assistance to manage special projects.
  • Ensure Transportation department operates efficiently and timely to meet the needs of the neighbors and the campus.
  • Hold regular department meetings and provide needed in-service training.
  • Coordinate and assist in controlling team member needs and requirements through second level management.

 

Facilities Management

  • Possesses an intimate knowledge of buildings and buildings systems plus the integration of the operating components for successful functioning.  HVAC, Boiler systems, VRV and VRF systems knowledge is preferred.
  • Perform daily walk-through of buildings, equipment and grounds to identify items that need to be repaired, replaced or maintained in a manner that reflects the high standards set by the leadership of Eben Ezer Lutheran Care Center.
  • Generate, manage and assign both work orders and preventative maintenance programs through an electronic work order system.
  • Coordinate a comprehensive preventative maintenance program for equipment through the scheduling and assignment of preventative maintenance tasks to meet manufacturer recommendations and industry standards.
  • Research, evaluate and arrange current and future contract service agreements. 
  • Train and evaluate various levels of staff on emergency, life safety, and building processes.
  • Performs repairs or assists other maintenance staff with repairs to buildings or equipment (such as boilers, rooftop units, call bell system, plumbing, electrical, rough and finish carpentry, etc.).
  • Move or assist with moving of furniture, office equipment, and maintenance equipment/supplies.
  • Coordinate and or assist with moving of staff and neighbor/resident goods.
  • Coordinate with department manager implementation and adherence to effective processes.
  • Ensures that all life-safety and other equipment requiring inspection are inspected and meets regulatory requirements for state and federal standards.
  • Ensures life-safety standards and supporting documentation is maintained throughout the Eben Ezer communities consistent with state and federal standards. 
  • Responsible for the emergency management program and compliance with state and federal standards, plus the coordination and testing of through roundtable and active annual exercises.
  • Complete development and initiation of various processes, policies and procedures related to life safety, emergency preparedness and building operations.  
  • Assist with grounds maintenance and repairs if needed, i.e. snow & ice removal.
  • Install or assist with installation of new equipment or appliances and maintain an organized file for this equipment for reference.
  • Maintains equipment and supplies as needed for environmental services departments.
  • Maintain maintenance shop, storage areas and office in a safe, orderly fashion.
  • Provides sound fiscal management, including management of monthly expenses to meet budget guidelines.  Generates reports and supporting documentation for current and projected capital needs.
  • Assists team members to complete assigned tasks. 
  • Maintains phone system including new service and changes in service as needed.
  • Maintains door systems including security, access and credentialing. 
  • Ability to lift at least 50 lbs frequently and up to 75 lbs occasionally by self, and lift 76 lbs and over with assistance.  Must be able to push/pull up to 250 pounds regularly using a wheelchair/cart.
  • Observes safety and precautionary procedures when performing all duties.
  • Manages and oversees construction projects occurring on the various campuses including but not limited to design, bidding and coordination assistance between campus needs and architects, engineers, or contractors. 

Qualifications


Qualifications:  To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative of the knowledge, skill, and/or ability required. 

Education and Experience:  Position requires: four years of increasingly responsible facility maintenance experience, including two years of supervisory or lead responsibility.  A high school education and/or Occupational College diploma relating to the following areas: welding, electrical repairs, plumbing repairs, carpentry, and equipment installation.  Or a minimum of four year’s experience in the following areas: general contracting, construction management, HVAC, electrical repairs, plumbing repairs, carpentry, and equipment installation in an institutional or commercial setting.  Must be familiar with and able to use tools proficiently for the above areas.

Other Skills and Abilities:

  • Ability to manage time and resources effectively.
  • Ability to communicate effectively with co-workers.
  • Ability to manage multiple projects and work with interruptions.
  • A thorough understanding of building systems and components.
  • Ability to read and understand blueprints and architectural or engineering schematics.  
  • Ability to interpret, apply, explain and enforce applicable laws, codes, regulations, policies and procedures.

Material and Equipment used but not limited to:  Is able to utilize and be able to demonstrate the use of a wide variety of hand tools and power tools to perform the essential functions of the position.  Occasionally uses motorized vehicles such as: riding lawn mower, small tractor, and pickup. Is able to effectively utilize and navigate computer programs including but not limited to Word, Gmail, Excel, Bluebeam, iVue and electronic work order system. 

Working Environment/Physical Activities:  Employee is often required to work indoors and/or outdoors in various weather conditions, depending on type of work required.  Frequently exposed to mechanical, electrical, chemical, noise, and other hazards in the worksite area.  Sits, stands, bends, walks, reaches, lifts, pushing carts/wheelchairs, keyboarding, and moves intermittently during working hours.  Often required to move about the campus regularly being on your feet for extended periods. Is subject to physically ill residents as well as potentially hostile and emotionally upset residents and/or families.

Working Hours:  May work beyond normal working hours, some required weekends, occasional after hours as the severity and supervisory needs of the situation dictates.  Director may be required to report to work on weekends and after hours due to maintenance issues that may occur where supervisory responsibility is a necessity or scope is beyond staff capacity.  Periodic weekend rotation coverage as administrator on call is required.

Working Location:  This is not a remote position and work must be performed in-person.
