Eenhoorn, LLC is hiring a Development Director to lead, manage, and oversee the development activities and projects at Eenhoorn. The Development Director is a key leadership role responsible for overseeing and executing Eenhoorn’s real estate development strategy. This individual will lead all phases of the development process, from identifying potential projects and conducting due diligence to managing design, construction, and project closeout. The Development Director will work closely with internal teams, external partners, and community stakeholders to ensure projects are completed on time, within budget, and aligned with the company's overall strategic objectives. This role requires a deep understanding of the real estate market, strong financial acumen, exceptional project management skills, and the ability to build and maintain strong relationships. This position reports directly to the Owner.
Responsibilities
- Develop and implement the company's real estate development strategy, identifying target markets, project types, and investment opportunities.
- Research and identify potential development sites, conduct feasibility studies, and negotiate land acquisition agreements.
- Oversee the due diligence process, including market analysis, financial modeling, environmental assessments, and legal reviews.
- Develop and manage project budgets, secure financing, and monitor project expenditures to ensure profitability.
- Lead the design and construction process, working closely with architects, engineers, contractors, and consultants.
- Obtain all necessary permits and approvals from local, state, and federal agencies.
- Collaborate with the marketing and leasing teams to develop and execute strategies for attracting tenants and maximizing occupancy.
- Build and maintain strong relationships with investors, lenders, community stakeholders, government agencies, and other key partners.
- Supervise and mentor development team members, fostering a collaborative and high-performing work environment.
- Prepare and present regular project updates to senior management and ownership, ensuring clear and timely communication.
- Stay abreast of market trends, competitor activity, and regulatory changes to inform development strategies.
- Identify and mitigate potential risks associated with development projects.
- Other duties as assigned by the Development Manager
Qualifications:
- Proven experience as a project manager or leader in the real estate industry
- Bachelor's degree in real estate, construction management, finance, or a related field; Master's degree preferred.
- In-depth understanding of the development cycle, construction procedures and material and project management principles
- Excellent working knowledge of Excel spreadsheets and data analytics
- Outstanding oral and written communication and negotiation skills
- Ability to read and interpret blueprints, site plans, grading plans, etc.
- Experience with navigating the building permitting process
- Experience with estimating and budgeting
- Highly reliable with excellent follow up and follow through
- Minimum of 8 years of experience in real estate development, with a proven track record of successfully completing projects.
- Strong understanding of the real estate market, development process, and financial modeling.
- Excellent project management, communication, and interpersonal skills.
- Ability to lead and motivate teams.
- Strong negotiation and problem-solving skills.
- Proficiency in relevant software applications (e.g., Microsoft Project, Excel, Procore, etc).
- Knowledge of local zoning regulations and permitting processes.
- Above average time management skills and high sense of urgency
- Knowledge of the operating practices of construction, architectural, and building firms
- The ability to travel to job sites in and out of State as needed
- When in the office, the physical demands require the ability to sit for long periods of time
- When outside the office, walking construction projects will be a regular job duty
- Intermittent movement, such as accessing centrally located office equipment, lifting of 35 lbs, bending, stooping, kneeling, and climbing, may be necessary to perform the requirements of this position
Bonus Skills and Experience:
- Experience in developing multi-family residential and/or mixed-use properties
- Experience with development-related social networking
- Established network of industry contacts.
- LEED, Energystar, or other Certifications relating to Sustainable Operations
- Experience with mortgage lending, HUD financing, and other real estate investment financing
