The Real Estate Acquisitions Associate will assist in the acquisition process, including underwriting, due diligence, and execution of new development and acquisition opportunities to grow Empira´s portfolio of multifamily properties.
Your tasks
- Analyze and underwrite new multifamily developments and acquisition opportunities using complex financial modeling and market data analysis.
- Research and analyze demographic, economic, and real estate market data to recognize market trends to support detailed deal-level due diligence and underwriting assumptions.
- Foster and maintain active relationships with target market participants including investment sales brokers, property managers, lenders, and servicers to find and source on and off-market deals.
- Create financial acquisitions models and analytical tools to evaluate risk/reward and economic attractiveness of investments, including supply/demand analysis, competitive property positioning, regional economic drivers, and tenant diligence.
- Prepare detailed Investment Memos to present the financial and strategic merits of transactions and key deal risks.
- Assist senior deal team professionals in the negotiation of transaction terms with counterparties and participate in internal discussions.
- Contribute to reviewing sections of key transaction documents, including Purchase and Sale Agreements, Loan Agreements, Joint Venture Agreements.
- Help drive full scope of business, financial, legal, and confirmatory due diligence through the deal closing process.
- Assist senior members of the team in developing investment themes.
- Drive the execution of business plans and value creation efforts from deal closing through final disposition in collaboration with asset management teams.
- Assist with ad-hoc requests.
Your qualifications
- Bachelors’ degree in related field with 3-5 years of acquisitions and development experience in commercial real estate.
- Previous experience conducting underwriting or valuations for multi-family properties is required.
- A customer-focused and holistic approach to development, considering a wide-array of stakeholder perspectives including tenants, investors, and internal teams.
- Proven leadership skills that cultivate collaboration and stimulate pro-active communication among internal and external team members.
- Candidates must possess superior analytical and financial modeling skills; a solid grasp of financial concepts; exceptional written, interpersonal, and communication skills; attention to detail; and a maturity that enables them to contribute to a collaborative and constructive work environment.
- Must be highly organized, inquisitive, self-motivated, accurate, and punctual and able to operate well in a high-paced environment.
