Grounds and Maintenance Technician

As a Grounds and Maintenance Technician, you will be essential in maintaining the overall looks and functional aspects of our properties This person is communicative, has great observation skills, performs high quality outdoor work with care, and wants to actively be a part of a team working toward solutions.
This position supports the organization by performing general groundskeeping/landscaping work in and around the company’s managed units as a part of our skilled Maintenance Technician team. Technicians report directly to the Maintenance Manager and work in close conjunction with the Maintenance Scheduler. A valid Driver's License is required.
CORE RESPONSIBILITIES
- Maintains all exterior plant material including, but not limited to mowing grass, trees, shrubs, plants, and flowers. Includes removal of weeds and dead plant materials from shrubbery beds and grass.
- Assists in maintaining exterior appearance. Picks up and throws away any litter or other debris at properties.
Notifies Maintenance Scheduler of any diseased, dying, or dead landscaping plantings.
- Is aware of chemical or fertilizing posts or signs.
- Updates Maintenance Personnel of unsightly/unsafe property conditions.
- Details properties on a regular basis. Rakes shrubs and shovels mud when necessary. Uses blower or broom to keep sidewalks and walking areas clear of loose grass and brush.
Assists with make-ready duties or in-unit maintenance work when requested:
- Performs trash removal, furniture pick-up, plant trimming, weed removal, and lawn mowing to Evergreen standards.
- Assists with general upkeep of properties.
- Updates Maintenance Manager of unsightly/unsafe property conditions.
- Caulking/grouting tile and tub surrounds.
- Maintaining exterior and public lighting.
- Changing locks and knob sets as directed.
- Installing screen and entry doors.
- Clearing gutters and downspouts.
- Cleaning parking and garbage areas, sidewalks, alleyways, hallways, and common areas.
- Shoveling snow, plows and salts drives and sidewalks if directed.

HOURS OF OPERATION
Monday-Friday, 8:00am-5:00pm - with lunch break in middle & 2 paid 15's- (Hours may flex depending on EPM Inc.’s needs, but a normal work-day is 8 hours).
