Overview
The maintenance position is responsible for inspecting the property and building to identify the necessary repairs or updates and performing preventative maintenance and necessary repairs. This includes working directly with management. The maintenance staff maintains a caring attitude and ensures a safe and clean environment. The maintenance staff is someone who demonstrates a can-do attitude and is able to work independently and problem solve.
Responsibilities
- Performing rough carpentry and drywall tasks
- Repairing/replacing doors, windows, building hardware, flooring, ceiling, shelving, cabinets, and counters
- Painting, including preparing surfaces for painting
- Inspecting, installing, trouble shooting, and repairing electrical fixtures includes changing bulbs
- Performing basic plumbing “repairs” (e.g., unclogging drains)
- Performing preventative maintenance Including changing filters, cleaning drains and lint traps
- Building, assembling, transporting, installing, and/or repairing facility furnishings and fixtures
- Repairing, installing, and inspecting furnishings and fixtures in resident apartments
- Installing bulletin boards, paper holders, desks, etc.
- Maintaining an inventory required materials, tools, etc.
- Moving and relocating office furniture and other furniture as required
- Providing oversight of exterior grounds (such as parking lot)
- Working with management to ensure that facilities are in compliance with state, federal and safety regulations
- Ensure compliance with budget expenditures
- Prepare cost estimates and maintain records and files
- Shoveling snow (note, sidewalks only)
- Cleaning and maintaining tools, equipment, materials and work sites
- Developing relationships with outside specialized service providers (e.g., HVAC repairs) to come in where needed; working directly with vendors to negotiate repair costs
- Other duties as assigned
Qualifications
- High school diploma or GED certificate
- Facility/building maintenance experience
- Experience with plumbing, electrical, or HVAC systems (a plus)
- Familiarity with basic hand and power tools
- Physical stamina to perform physical tasks in various weather conditions
- Valid driver’s license
- Be able to work and interact with all staff personnel, residents and families in cooperative, collaborative and courteous manner
- Be able to safely work at heights in excess of 10 feet from ladders, roofs, lifts etc.
- Be able to be on your feet for the entirety of the shift
- Ability to move and lift 50-pounds
