Summary:
The Assumptions Loan Specialist is a customer focused position within the Assumptions Department. This position will be responsible for both in-bound and out-bound calls in response to Assumption requests. Will conduct the initial pre-qualification phone screen and prepare the loan application and necessary documentation. Provide high quality service to both internal and external customers by selecting the best options and taking ownership to resolve problems and meet customer needs.
Essential Job Duties and Responsibilities include:
Inbound / Outbound calls in response to Assumption requests received.
Schedules and takes complete loan assumption applications.
Analyzes applicant information to determine whether the client is likely to qualify for the assumption loan program. Informs of needed documentation for process.
Maintains state licensing requirements as needed by company and NMLS to include continuing education requirements.
Assist assumption department with business needs and additional projects as determined by management.
May serve as a backup to the assumption processors.
Exhibits professionalism and takes pride in work when dealing with the customers.
Utilizes Freedom Mortgage training materials, reference tools and other resources to provide accurate and up-to-date loan program/policy information to both external customers and internal business partners.
Oversees and ensures successful completion of all assigned Mortgage Loan Originator training activities.
Understands and complies with requirements of applicable federal and state laws and regulations.
Adheres to shift requirements.
Has excellent communication skills and is clear and concise when speaking with customers.
Continually meets and/or exceeds the daily goals and meets SLA’s set by Management for productivity and QA.
Self-starter, goal-oriented professional who is focused on providing the highest level of customer service to our customers.
Developing knowledge of the mortgage industry, products, lending practices, and regulatory guidelines
Strong analytical and time management skills. Excellent communication skills, both verbal and written. Computer skills with ability to learn loan origination system.
Maintain regular and punctual attendance. Comply with all company policies and procedures.
Performs other related duties as assigned.
Certificates, Licenses, Registrations:
Must have NMLS and SAFE, UST preferred.
Must have State Licensing
Must have a at least 1 active licenses
Supervisory Responsibilities:
This position has no supervisory responsibilities.
Education and/or Experience:
High School degree, or equivalent, required. Higher degree preferred.
Previous experience in originations and assumptions processing
Language Skills:
Ability to read and interpret documents such as policy and procedure manuals, safety rules, operating and maintenance instructions. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.
Mathematical Skills:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations
Reasoning Ability:
Ability to solve practical problems and solve a variety of concrete variables in situations where only limited standardizations exists. Ability to intemperate a variety of instructions furnished in written, oral, diagram, or schedule form.
Customer Service Relationships:
Assesses and diffuses problem situations and requires influencing others to reach consensus. Requires tact and diplomacy to handle difficult customer relationships. Explores alternatives and creative solutions to meeting the needs of customers.
