The Towns of Freetown and Lakeville are thriving rural areas with approximately 25,400 people. The regional school district consists of five schools, from the towns of Lakeville and Freetown. Four of the schools are located in the town of Lakeville; one Elementary grades K-3, one intermediate school grades 4-5, one middle school grades 6-8, and one high school grades 9-12. There is one elementary school grade Pre-K -3 located in the town of Freetown. The school district manages a town-appropriated operating budget of $43,340,701.
JOB DESCRIPTION:
Under the direction of the Director of Facilities and his or her designee performs a variety of building and equipment repairs, including the maintenance and repair of mechanical, electrical, carpentry, plumbing, security, grounds work, and related duties as assigned.
DUTIES and RESPONSIBILITIES:
Communicates daily with the Director of Facilities and his or her designee.
Works with the Director of Facilities to ensure the safe condition and proper operation of the district's buildings and grounds.
Prepares and maintains paperwork to track projects in progress, completed projects, and time and materials.
Plans and performs a combination of activities in connection with the maintenance of buildings and grounds, as described in the facilities work order system or verbal instruction from the Director of Facilities or his or her designee.
Performs activities related to the preventative maintenance program on buildings, grounds, and equipment.
Conducts visual inspections of facilities to detect any problems related to federal, state, and local codes and regulations defined by OSHA, Complies with all aspects of the ASBESTOS HAZARD EMERGENCY RESPONSE ACT(AHERA), and reports and items of concern to the Director of Facilities and his or her designee.
Detects and reports improper operation, faulty equipment, defective materials, and unusual conditions and takes appropriate measures for corrective actions.
In the absence of the District Building and Grounds Maintenance Manager and Director of Facilities, or as assigned, coordinate and assist with the work for upkeep of the facilities, school grounds, and snow removal.
Serves as a first responder in buildings and ground emergencies and is able to work overtime on an as-needed basis.
Assists in setting up and breaking down events including but not limited to graduations, town meetings, athletic events, or any other district event/assembly.
The statement of responsibilities listed in this position description is general in nature as to the duties that are expected to be carried out by the Maintenance personnel. Other job-related assignments may be required on an as-needed basis.
MINIMUM REQUIREMENTS:
● A high school diploma or GED equivalency certificate is preferred.
● Completed degree (s) from an accredited institution that are above the minimum education requirements may be substituted for experience on a year-for-year basis.
● 3 years experience in a public or private school setting is preferred. ● Citizenship, residency, or work visa in the United States is required.
KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:
● Ability to understand verbal instructions.
● Basic computer skills.
● Ability to understand and follow safety procedures.
● Ability to use hand and power tools applicable to trade.
● Ability to lift and manipulate heavy objects.
● Ability to read, understand, follow, and enforce safety procedures. ● Ability to understand written and verbal communications.
● Ability to problem solve, troubleshoot, and diagnose problems. DISTINGUISHING CHARACTERISTICS:
Position requires: a) use of lawn mowers, weed whackers, leaf blowers, snow blowers, and other job-related equipment;b) regular and routine maintenance of building and grounds equipment;c)mechanical aptitude with a working knowledge of basic building and grounds equipment maintenance, repairs, and operations.
CONDITIONS OF EMPLOYMENT:
● Must pass a pre-employment criminal background check.
● Valid Massachusetts driver's license and transportation.
● Citizenship, residency, or work visa in the United States is required WORKING CONDITIONS and PHYSICAL EFFORT:
● Considerable physical activity. Requires medium to heavy physical work; heavy lifting, pushing, or pulling required of objects up to 50 pounds and occasionally up to 150 pounds with assistance from co-workers.
● Standing for long periods of time.
● Must be able to complete tasks that may require bending, twisting, climbing, squatting, crouching and balancing
● Ability to work comfortably from a ladder.
● The work environment involves some exposure to hazards or physical risks, which require following basic safety precautions.
● Work may involve moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and loud noises
TERMS of EMPLOYMENT:
The full-time position pay scale is based on AFSCME Council 93 Local 1700 Freetown-Lakeville Regional School District Maintenance Salary Schedule.
