Job Description:
The Project Manager (PM) oversees the building process, works closely with the Project Development team, and adheres to project timelines and budgets. The PM is responsible for ensuring the project is executed according to the project plans laid out by the Project Development team.
Responsibilities Include:
- Managing each job during the execution, monitoring and closing phases of each project while reporting to the Senior PM and General Manager.
- Assisting in planning projects to help ensure the accuracy of the project plan elements like budgets, communication plans, scope, schedule, work breakdown structure and organization structure.
- Updating project schedules biweekly to ensure that the project is on track to be completed according to contractual obligations.
- Managing material procurement according to targets laid out in the project schedule.
- Managing project resources, including in-house labor and subcontractors in order to meet contractual obligations related to the schedule and budget.
- Logging change orders and Requests for Information (RFIs) in Buildertrend.
- Indexing invoices and receipts for each project according to relevant cost codes on the project budget.
- Meeting with the Senior PM and General Manager to ensure the accuracy of the project budget.
- Holding site meetings according to company guidelines
- Performing site inspections per guidelines in the project schedule to ensure that construction activities follow issued construction drawings.
- Pursuing all paths towards ensuring consistent client referrals, positive reviews, and excellent company reputation.
- Ensuring that the client knows the items listed in the Client Expectation Guidelines.
- Ensuring client meetings are taking place during the execution, monitoring and closing phases of a project.
- Formatting client meetings to reflect the company guidelines.
- Ensuring client complaints are resolved as soon as possible during all project phases and the details logged and reported to the Senior PM within 24 hours.
- Ensuring Buildertrend data and progress reports are updated weekly and issued to all stakeholders.
- Ensuring that all subcontractors and employees adhere to company policies about professional work conduct and client communication.
- Assisting the Senior PM with ensuring that all Punch List items are completed to a high-quality and obtaining client sign-off.
Job Requirements:
5 years of residential construction experience
High school diploma or equivalent
Professional personal appearance and image
Excellent communication and interpersonal skills
Strong sense of initiative and hard work ethic
Attention to detail and ability to follow direction
Sense of punctuality and time-management skills
Excellent organizational skills
Customer service knowledge and experience
In-depth, comprehensive understanding of construction procedures, material and project management principles
Ability to stand, walk and/or sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on uneven terrain; climb ladders safely
Ability to lift and carry up to 50 pounds
Valid driver’s license, satisfactory driver’s history, and ability to drive in daytime or nighttime
Ability to utilize Fryar Construction computer applications on a smartphone, tablet, or laptop
Job Type: Full-time
Pay: From $70,000.00 per year
