Position Summary:
The Land Coordinator will play a pivotal role in bolstering the daily operations of our Land Acquisitions Department. This position will assist and support the department with a variety of time-sensitive and critical tasks, and requires a self-motivated individual who can work independently and collaboratively in a fast-paced environment.
Responsibilities:
- Assist with due diligence and entitlement efforts.
- Submit RFPs for due diligence work and prepare the associated Project Work Agreements and Work Orders.
- Assist the VP of Land Acquisition by maintaining spreadsheets for tracking purposes and regularly disseminating information to both internal and consultant teams, ensuring that projects stay on track through completion.
- Track and manage lot takedown requirements with the Land Acquisition Manager.
- Prepare wire requests and takedown notices for land transactions.
- Compile documents and coordinate with title companies to draft Public Reports for submittal to the Arizona Department of Real Estate.
- Assist in creating organizational documents for HOAs, including CC&Rs, Design Guidelines, budget assistance, and utility account setups.
- Serve as the point of contact for HOA management companies.
- Attend departmental and project-related meetings, liaise with consultant teams, and local agency or utility representatives.
- Process invoices and pay Land Acquisition Department bills.
- Maintain project files and other assignments as needed.
Qualifications:
- Bachelor’s degree in business, finance, real estate development, or equivalent.
- 3 years of relevant experience within homebuilding land acquisition.
- Experience reading and comprehending real estate legal documents like deeds, plats, HOA documents, contracts, and closing statements.
- Strong communication skills and comfort with cross-functional collaboration with internal and external business partners.
- Strong organizational skills with the ability to handle and prioritize multiple projects simultaneously while adhering to strict deadlines.
- Excellent computer skills, including proficiency in Microsoft Office products, with a strong focus on Excel.
Physical Requirements:
This position involves both office and field responsibilities. Must be able to operate a motor vehicle, climb stairs/ladders, walk on active jobsites, read plans, bend, stoop, reach, lift, and carry items weighing more than 25 pounds. Office work includes sitting at a computer for extended periods, completing paperwork, and receiving/returning phone messages. Proficiency in operating a computer keyboard and calculator. Must be able to work both indoors and outdoors, adapting to different weather conditions. Public contact is required, therefore professional appearance and appropriate business attire are expected.
