We are partnered with a homebuilder seeking an experienced Land Acquisition Manager to lead the sourcing, analysis, and negotiation of land opportunities for residential development. This role involves overseeing the due diligence process, managing financial proformas, and collaborating with internal teams and external stakeholders to secure land for future projects.
Key Responsibilities:
- Lead the identification and evaluation of new land acquisition opportunities
- Manage the due diligence process, including coordinating with consultants and collecting essential data
- Develop and review land and financial proformas, ensuring accurate and comprehensive analysis (advanced Excel skills required)
- Collaborate with project managers to create land development plans, schedules, budgets, and cash flows
- Cultivate and maintain strong relationships with brokers, vendors, government agencies, and other stakeholders
- Oversee land acquisition and disposition reporting, ensuring timely updates to senior leadership
- Contribute to asset management strategies for land optimization (e.g., hold, develop, re-plan)
- Support housing product development and land planning initiatives
- Present findings and recommendations to senior leadership and investment committees
Qualifications:
- Minimum 3 years of experience in land acquisition, with a focus on residential development within the Charlotte market
- Advanced proficiency in Microsoft Excel for financial modeling and analysis
- In-depth knowledge of local land use regulations, zoning, and planning policies
- Proven experience in land acquisitions and dispositions, particularly in single-family residential development
- Familiarity with market analysis tools (e.g., Metro Study) and land development budgeting
- Bachelor’s degree in Civil Engineering, Real Estate, Business, Finance, or a related field
- Strong communication, negotiation, and presentation skills
- Ability to manage multiple priorities and projects in a fast-paced environment
- Team-oriented with a track record of successful collaboration
- Self-motivated and capable of working independently
