Inbound Lead Manager – Acquisitions Team

The Inbound Lead Manager ensures that every inbound lead is promptly handled, nurtured, and moved through the pipeline efficiently, optimizing conversion rates and deal flow.
Role Summary:
The Inbound Lead Manager is responsible for receiving, organizing, qualifying, and nurturing inbound leads for the acquisitions team. This role ensures no opportunity is missed by maintaining fast response times, tracking leads in the CRM, and keeping prospective sellers engaged until they are ready to move forward. The ideal candidate is highly organized, process-driven, and excellent at building rapport over the phone.
Key Responsibilities:
Lead Intake & Management:
- Serve as the first point of contact for all inbound leads (calls, web inquiries, referrals, social media, and direct mail responses).
- Qualify leads based on motivation, timeline, and property condition, ensuring they meet acquisition criteria.
- Enter and update all lead details in the CRM system (HubSpot or equivalent), ensuring accurate tracking.
- Assign leads to Acquisition Specialists or nurture them in the system if they are not ready to sell immediately.
- Maintain an organized pipeline, ensuring no leads fall through the cracks.
Lead Nurturing & Follow-Up:
- Follow up consistently with leads who are not yet ready to sell, providing value and keeping GREimagined top of mind.
- Execute long-term follow-up sequences via phone, text, and email to stay engaged with potential sellers.
- Utilize scripts, objection handling, and relationship-building strategies to convert cold or hesitant leads into warm opportunities.
- Keep detailed notes in the CRM to track lead progression and ensure seamless handoffs to Acquisition Specialists.
Appointment Setting & Handoff:
- Schedule appointments for the Acquisitions Team to visit properties and make offers.
- Ensure smooth transitions by providing the Acquisitions Team with complete, detailed lead profiles.
- Confirm appointment details and send reminders to sellers to minimize no-shows and cancellations.
Data Tracking & Reporting:
- Track conversion rates, response times, and lead performance metrics to optimize lead management strategies.
- Provide weekly reports on lead flow, lead sources, and follow-up effectiveness to the Head of Acquisitions.
- Identify patterns and trends in lead quality to refine marketing and outreach strategies.
Process Optimization:
- Work closely with the Marketing Team to refine lead generation efforts and improve conversion strategies.
- Continuously test and improve lead nurturing strategies to increase conversion rates.
- Recommend CRM automations, scripts, and follow-up sequences to enhance efficiency.
Job Type: Full-time
Pay: $19.00 - $20.00 per hour
Expected hours: No more than 40 per week
