Maintenance Supervisor
Overview:
We’re looking for an experienced maintenance supervisor to oversee the day-to-day management of maintenance operations for assigned property portfolio. The Maintenance Supervisor will be responsible for oversight of maintenance team, work orders, special projects and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems. The Maintenance Supervisor will coordinate with Property Manager to ensure interior, and exterior maintained to Company standards and contribute to resident retention by making repairs promptly, safely, and efficiently.
Supervisory Responsibilities:
Hires and trains maintenance department staff.
Organizes and oversees the schedules and work of maintenance staff.
Conducts performance evaluations that are timely and constructive.
Handles discipline and termination of employees as needed and in accordance with company policy.
Ensuring the physical integrity of the property.
Implementing and managing systems for apartment turnovers, resident work orders, grounds maintenance, snowplowing, and cleaning.
Providing direction, guidance, and supervision to all maintenance teams members.
Assisting with budget planning as it relates to the overall maintenance of the properties.
Inventory purchases, expense control, and safety management.
Answering after-hours service calls, as needed.
Duties/ Responsibilities:
Oversees the day-to-day operations of the maintenance department.
Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
Assesses building systems to plan work assignments and project schedules.
Develops maintenance procedures and schedules.
Ensures maintenance and repair work is completed correctly and in a timely manner.
Assists with departmental budget estimates and costs of specific repair projects.
Required Skills/Abilities:
Extensive knowledge of building systems such as plumbing, electrical, and HVAC. Experience with boilers preferred.
Excellent analytical and problem-solving skills.
Ability to identify issues and determine repairs that are needed.
Ability to plan regular and preventative maintenance schedules for building systems.
Excellent management and supervisory skills.
Valid driver’s license and clean record required.
Own basic hand tools—hammer, screwdrivers, pliers, etc.
Education and Experience:
High school diploma or equivalent required.
Five (5) years minimum experience property/general maintenance, HVAC, basic plumbing and electrical required.
Three (3) years minimum experience in management/supervisory role.
Physical Requirements:
Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
Must be physically able to perform repairs when needed.
Prolonged periods sitting at a desk and working on a computer.
Must be able to lift up to 25 pounds at a time.
