    SUMMARY

    This position supervises Facility Engineering maintenance and grounds teams. Will supervise staff and be responsible for facilities in accordance with policy and procedures in a manner consistent with the high level of service associated with the facility.

    ESSENTIAL JOB FUNCTIONS

  • Perform as a working supervisor by spending a percentage of time, as communicated by the Enterprise Manager, on the floor in a frontline or support capacity.
  • Assisting the manager in guiding, coaching, scheduling, training and developing the technical and personal skills of facility engineering personnel.
  • Assisting in working toward goals of the business and department through monitoring and directing of staff, inventory, and departmental functions.
  • Must be willing to perform the duties of Maintenance I and II in addition to Grounds Crew.
  • Schedule, assign, close and maintain the CMMS work orders for the staff.
  • Preparing and presenting annual appraisal of maintenance employees as well as making recommendations for promotions, transfers, discipline and / or dismissal.
  • Coordinating activities of the team to include vacations, personal, sick and other related work schedules.
  • Supervising facility engineering team to ensure that all policies and procedures are followed.
  • Performs interviewing processes including interviewing and hiring.
  • Communicate with vendors and contractors for quotes.
  • Organize maintenance staff to accomplish goals efficiently.
  • Monitor progress of projects to ensure work is being performed according to schedule and within budgetary guidelines.
  • Review, approve, and prioritize work orders and approve paperwork regarding expenditures.
  • Determine staffing plans that promote the maximum utilization of all personnel.
  • Identify outside contractors, consultants or vendors for project and emergency repair; reviewing billing from each for accuracy
  • Confers with staff management to insure facilities are in proper working order.
  • Ensure the safe and proper operation of equipment by staff.
  • Diagnosis and repair malfunctioning equipment.
  • Responsible for maintaining strong communication with all areas of Turtle Creek.
  • Show positive leadership skills and maintain good rapport with fellow employees.
  • Assist with preparation and maintenance of annual budget..
  • Maintain open line of communication with staff members and manager.
  • Program and schedule irrigation for proper application.
  • Supervise and perform application of fertilizer and pesticides.
  • Supervise and help with all outdoor displays including but not limited to seasonal decorations.
  • Willingness to cross-train and provide support in related areas of operations.
  • Complete all assignments requested.
  • OTHER NECESSARY SKILLS AND ABILITIES

  • Must possess excellent communication skills both verbal and written.

  • Must be highly organized and have the ability to manage multiple tasks.
  • Must be able to complete tasks and projects in a timely manner by prioritizing obligations.
  • Must possess the ability to work with various personalities while maintaining impartiality and professionalism.
  • Must possess a working knowledge of Microsoft Office applications.
  • Must be able to review, interpret and analyze budget statements and other professional documents.
  • Must possess average to advanced knowledge of power and hand tools.
  • EDUCATION AND EXPERIENCE

  • High school diploma, G.E.D. equivalent and / or relevant experience.
  • Minimum 4 years’ experience with equipment repair.
  • Must be proficient with computer and software applications.
  • Must possess the skills necessary of Maintenance Tech 2 level. Prior supervisory experience. Must be willing to take additional training pertinent to the Maintenance Department or a supervisory role. Must either possess or be able to obtain a license and certification in order to operate lifts and fork trucks.
  • SUPERVISORY RESPONSIBILITIES

    Task delegation to achieve maximum results. Reinforcement of policies and procedures. Monitor department expenditures. Maintain in-depth knowledge of all departmental operations. Monitor, take part or perform all interviews. Staff Performance Evaluations. Perform employee disciplinary actions and corrections including hiring and terminating employees. Attend seminars and assigned classes for increased job knowledge. Kronos and employee records information such as absent reports, terminations, and vacation and personal time off requests. Maintaining safety and security in the department including all emergency responses and reports. Assist in the planning and organization of all departmental functions. Ensuring completion of scheduled shift reports and other shift details as required by management. Maintain open lines of communication with other departments and within the department itself. Assist in creating and administering a mentoring program within the department. Oversee departmental training procedures and evaluate effectiveness of the training program.

    EQUIPMENT TO BE USED

    Including but not limited to basic hand tools, lawn mowers, snow blowers, snow plow, tractor, golf carts, power tools, rake, ladders, shovels, hoes, gardening equipment, heavy equipment including but not limited to front-loader and other yard equipment.

    Will utilize office equipment including but not limited to computer, copier, fax and multi-line telephones.

    DRIVING REQUIREMENTS

    Must have a valid, Michigan driver’s license and be insurable by the Tribal insurance carrier.

    TYPICAL PHYSICAL DEMANDS

    Will be required to lift up to 75 lbs. and be able to stand and / or walk for extended periods of time. Will also be required to reach, bend, stretch, kneel, crawl, lift, carry and use personal protective equipment.

    TYPICAL MENTAL DEMANDS

    Must be able to effectively handle stressful and compromising situations while remaining focused and professional. Must be able to work productively under strict time restraints and variable deadlines. Must be able to handle making quick, informed decisions under stress.

    WORKING CONDITIONS

    Must be able to handle being under constant surveillance. Must practice all safety policies, procedures and standards as set by OSHA. Majority of work performed outdoors in all different seasons and climates - spring, summer, winter and fall, which includes rain, sleet, hail, snow, extreme heat, humidity and other weather conditions. Also Workshop environment containing obstacles and equipment that requires attention to safety.

    COMMENTS

    Native American and Tribal Preference will apply. Must be able to pass a background investigation and a drug and alcohol urinalysis as a condition of employment. Must be able to work flexible hours and to take on additional responsibilities when asked. Must adhere to company policies regarding strict confidentiality.
