WHAT WE ARE LOOKING FOR IN A MAINTENANCE DIRECTOR
We are looking for an experienced Maintenance Director who is energized by the thought of joining a family-owned community. We are looking for someone with an eye for detail, a strong work ethic, and a desire to build relationships. Someone who is friendly, positive, and cares about others will thrive in this role.
IMPORTANT SKILLS FOR THE MAINTENANCE DIRECTOR
This position requires a self-starter attitude. Previous experience in renovation, painting, plumbing, electrical work, landscaping, floor care, etc. will come in handy. The ability to use a computer to order supplies, communicate through email, and use building management software are extremely important.
RESPONSIBILITIES OF THE MAINTENANCE DIRECTOR
The responsibilities of the Maintenance Director include, but are not limited to:
- Plan, coordinate, and supervise all things related to the maintenance and appearance of the Community.
- Address maintenance requests on a daily basis, upholding a high level of customer service.
- Perform preventative maintenance, complete special projects, and maintain complete maintenance/safety records.
- Work with contractors and vendors to schedule, assist, and oversee projects or maintenance emergencies.
- Hire, train, and supervise the Community's Housekeepers
- Develop an expert-level understanding of all building systems, such as plumbing, fire alarm, utilities, generator, etc.
- Evaluate newly vacant apartments, turning each apartment rapidly at a low cost to the Community.
SCHEDULE OF THE MAINTENANCE DIRECTOR
This position is a full-time position, with anticipated hours of 8:00 AM to 4:00 PM. Must be able to be on-call for maintenance emergencies, including during inclement weather.
COMPENSATION
Compensation is dependent upon experience and qualifications.

QUALIFICATIONS
- Education: Relevant education preferred but not required, such as Technical Certifications or other postsecondary training.
- Must have a valid driver’s license and reliable transportation for business travel.
- Must be able to lift up to 75 pounds, aid in resident transfers, walk/stand 80% or more of shifts, and respond to all resident and emergency needs quickly, with or without reasonable accommodation.
