Position Title: Property Manager
Location: Worcester, MA

Responsibilities
Supervisory:
- Hires and trains staff in functions such as administration.
- Responsible for development of administration staff.
- Helps develop a positive work environment and fosters collaboration.
- Works in conjunction with the Facilities Manager to support and develop maintenance staff.
- Provides for the administration of all activities related to the physical operation of assigned properties including operations, engineering, cleaning, repair, remodeling, parking, security, and landscaping.
- Performs performance reviews and salary administration of administration staff.
Financial:
- Manages the day-to-day fiscal activities of the property including invoice approval, general ledger review, accounts receivable management, accounts payable management, operations analysis, and budget management.
- Provides information and direct input in major fiscal activities including business planning, budget preparation and financial planning.
- Prepares budgets, forecasts, and capital expenditure.
- Prepares weekly and monthly reporting for corporate indicating occupancy reporting to collections and goal targets.
- Meet company benchmarks for occupancy, collections, margin, and net operating income.
- Oversee all income and expense accounts to maximize operating income.
- Reviews tenant ledgers and adjustments weekly.
- Review’s vacancy and tenant variance.
Resident Relations:
- Interacts with city officials for inspections, and resident relations.
- Inspections with residents at move-in/move-out when applicable.
- Review all notices to vacate to determine the cause of the move-out.
- Maintain professional resident communications, e.g., concerns, service requests and property newsletters.
- Oversees the legal documentation and eviction process.
- Establish rental rates for marketing of new leases and lease renewals.
Maintenance:
- Physically walk and inspect property on a regular basis; check on vacant apartments.
- Coordinate with Facilities Manager and maintenance department to ensure timely recondition of apartments after move-out.
- Coordinate with Facilities Manager and maintenance department to ensure common areas are clean and tidy.
Skills and Qualifications
- 2-3 years of supervisory experience.
- 5 years of experience managing residential and commercial properties.
- Ability to work in a fast-paced environment, multi-tasking while maintaining a strong attention to detail and performance metrics driven.
- Advanced competency with computers, peripherals and variety of software including Microsoft Word, Excel, Outlook, PowerPoint and Property software and Quick books. AppFolio a plus.
- Strong verbal and written communication skills.
- Ability to analyze and interpret general business plans, forecasts, and market analyses.
- Previous experience with budgets and financial statements.
Education
- Minimum BS/BA degree in Business Administration, Real Estate, Hospitality, or related fields. MBA preferred.
- Or equivalent years of experience.
