How You Will Contribute:

The Forward Planning Manager is a critical role intended to bridge the gap between land acquisition and development related activities. After the acquisition team executes a contract for a new land purchase, the Forward Planning Manager will initiate and complete all necessary due diligence, entitle all communities, and successfully navigate new communities through the transition from entitlement to land development. The position is responsible for tracking, overseeing, and coordinating the preliminary plat process and agency approvals for all new communities in their assigned regions.

Responsibilities Include:


  • Due Diligence:
    Conducts due diligence on land acquisition opportunities.
    • Support the Land Acquisition team as needed with planning, timelines, and development budget related questions.
    • Lead the due diligence process of all Regional land acquisitions.
    • Solicit proposals, prepare contracts, and direct the activities of due diligence consultants, including planning consultants, civil and soils engineers, traffic engineers, environmental engineers, etc.
    • Prepare preliminary entitlement and development budgets and schedules.
    • Assist in preparing acquisition committee package for presentation to senior executive team.
  • Forward Planning: Manages the entitlement of multiple projects, including annexations, zoning approvals, development agreements, and preliminary plats for new communities to align with the Regional Business Plan.
    • Coordinate with City, County, and Federal agencies to ensure regulatory compliance for entitlements and environmental issues throughout assigned geography markets.
    • Ensure that all Company best practices for land planning and development policies, internal control procedures and practices are communicated, understood and complied with.
    • Develops and maintains relationships with city/county elected officials, planning commissions, review and staff members as well as local homebuilding industry associations.
    • Work with city officials, consultants, and community neighborhood groups to rally support for necessary public approvals and discretionary approvals.
    • Participate and present at Public Hearings, Public Outreach, and related meetings.
    • Apply Hayden Homes’ vision, mission and strategic statement to every facet of responsibilities to align with Company Culture.
    • Communicate schedule performance and issues weekly with Land Development Director and Regional Director.
    • Solicit proposals, prepare contracts, and direct the activities of planning consultants, civil and soils engineers, traffic engineers, and other design and entitlement consultants.

  • Site Development:
    Monitors and supports the work effort of regional land development team to ensure projects are developed in conformance with the entitlement conditions.
    • Coordinates and schedules engineering kickoff meeting with consultant team and Regional Land Development Manager to transition from entitlement to final engineering/development.
    • Assist the Regional Land Development Manager to resolve entitlement issues and conditions during development and final plat process.

Your strategic thinking, negotiations skills, and decisiveness allow you to navigate and resolve entitlement issues and conditions during development and final plat process. You can develop and maintain successful relationships with various stakeholders, internal and external, utilizing strong communication skills to keep everyone informed and educated with the intent to create buy-in and gain approvals.

    • Bachelor’s degree in Land Planning, Civil Engineering, Landscape Architecture, Urban Planning, or related field required.
  • Skills
    • Proficient in Microsoft Office Suite including Excel, Word, Outlook and Project.
    • Must exhibit strong project management and organizational skills.

    • Understanding of fundamental land planning concepts, land use policy, and government regulations.

    • Ability to travel to assigned markets 20% depending upon base location (overnight travel will be required).
  • Experience
    • 7 or more years’ experience homebuilding industry experience directly related to due diligence, land planning, land use, policy planning, or government.


How You Will Be Rewarded:

Hayden Homes’ offers a competitive total rewards package consisting of base salary, quarterly bonuses, annual profit sharing, and comprehensive benefits. The target hiring salary for this position is $95,000 to $105,000 with generous bonus opportunity. Hayden Homes offers a comprehensive benefits package including medical, dental, vision and prescription benefits for team members and dependents along with flexible spending and health savings accounts depending upon the medical options elected, a 401(k) plan with a company match, and a home purchase discount.
