Title: Building Maintenance
FSLA Status: Non-Exempt
Department: Sheriff
Supervisor: Chief Deputy
PURPOSE OF POSITION:
Performs and supervises routine and extensive preventative maintenance and repairs at the Sheriff’s Department.
ESSENTIAL FUNCTIONS:
- Performs major repairs in the building and on equipment.
- Supervises outside contractors performing major and minor repairs.
- Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis.
- Cleans and inspects boiler and water heaters.
- Treats water with proper chemicals.
- Calibrates and repairs pneumatic systems.
- Replaces broken windows and installs window blinds.
- Repairs doors, door locks and closets.
- Completes daily, weekly and monthly checklists on building equipment maintenance procedures.
- Maintains records of scheduled maintenance procedures.
- Controls and monitors mechanical equipment and utility systems.
- Replaces and repairs wiring as needed.
- Repair and replace electrical equipment and control circuits.
- Repairs equipment that can no longer be serviced by companies that have gone out of business.
- Repairs electrical locks and control panels to maintain building security.
- Installs computer cable.
- Responds to emergency maintenance requests as required.
- Performs renovation/remodeling of building, including repairing plaster and drywall.
- Paints building structures.
- Maintains records of scheduled maintenance procedures.
- Performs outside custodial duties such as snow removal and grounds maintenance as required.
- Obtains estimates for supplies, repair parts; orders parts as needed.
- Schedules and meets with contracted companies for routine maintenance and repairs on grease trap and outdoor human waste separator and disposal system.
- Inspects and performs repairs on inmate holding areas, inmate cells and inmate bunks.
NON-ESSENTIAL FUNCTIONS:
Performs other duties as assigned.
EDUCATION AND QUALIFICATION REQUIREMENTS:
- High School Diploma.
- 1 year of responsible experience in building and mechanical equipment maintenance and repair, or an acceptable equivalent combination of education and experience.
- Must possess and maintain a valid Indiana Driver’s license.
- Good skill in the use of hand and power tools.
- Ability to read and comprehend simple instructions, short correspondence and memos.
- Ability to write simple correspondence.
- Ability to effectively present information in one-on-one and small group situations to other employees of the organization.
- Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
- Ability to compute rate, ratio and percent and to interpret miscellaneous drawings and schematics.
- Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
- Ability to deal with problems involving a few concrete variables in standardized situations.
RESPONSIBILITY:
Responsibilities are broad in scope and complex and are not repetitious in nature. The Maintenance worker works independent and judgments are made upon incumbent’s discretion. Solutions to problems are part of the decision-making process. Considering the possible errors of judgment and or misinterpretation of needed repairs and maintenance, could cause excessive cost to the county
WORKING RELATIONSHIPS:
The Sheriff’s Department uses a paramilitary structure and chain of command. Working relationships are with the Sheriff, division commanders, lieutenants, sergeants, corporals, deputies (both Merit and Jail) and civilian personnel as well as Inmate Workers and persons remanded to the custody of the Sheriff. The Maintenance worker also works closely with the County Engineers Office. The Maintenance worker is the primary contact for contracted repair companies.
WORKING CONDITIONS AND PHYSICAL DEMANDS:
The duties of this job require the incumbent to be frequently exposed to moving mechanical parts, exposure to wet and/or humid conditions, high, precarious places, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, risk of electrical shock and vibration. The Incumbent supervises and has direct contact with inmate workers as well as violent offenders remanded to the custody of the Sheriff while performing essential functions. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is frequently required to stand, walk, use hands and fingers, climb or balance, stoop, kneel, crouch or crawl. The incumbent is occasionally required to sit. The incumbent must frequently lift and/or move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception.
