ESSENTIAL FUNCTION OF THE JOB: The primary responsibility of the Property Manager is to provide proper staffing and training necessary to professionally administer the operational responsibilities for the properties that are assigned to them. Responsibilities include marketing, leasing, team motivation, budgeting, cash management and strong resident relations. The position requires diverse skills, professionalism and commitment.
RESPONSIBILITIES: Either directly or under the supervision of the Area Manager, the duties include, but are not limited to the following:
- Oversee and monitor the policies and procedures established by the management company.
- Recruiting, training and developing personnel at each of their properties.
- Ensure personnel are professional in appearance and demeanor.
- Responsible for insuring proper staffing and/or coverage of each property’s designated office hours.
- Oversee budget preparation for each property to be reviewed by the President and Director of Property Management.
- Train to handle the day to day operations at each property.
- Analyze financial statements and make necessary operating adjustments to improve the revenue stream and cost efficiencies.
- Carefully monitor all expenses by approving all extraordinary invoices.
- Review monthly operating statements for variances of income and expenses in relation to the current budget and to the actual performance for the same period the previous year.
- Oversee the handling of administrative functions at each property.
- Handle resident complaints received by the Corporate Office for those properties assigned to them.
- Review marketing strategies and current advertising plans for accuracy and effectiveness and make necessary recommendations and changes.
- Preparing capital expenditure recommendations and replacement schedules.
- Become familiar with overall mechanical systems of each property.
- Assist in negotiating, submitting to corporate for approval contracts for various projects and tasks. Ensure the scope of work is completed in a timely manner that exhibits quality workmanship.
- Monitor the performance of employees insure they are adhering to all established standards and policies.
- Timely communication of all issues and concerns with superiors.
- Adhere to all government, state and federal regulations in reference to apartment management.
- Perform and submit semiannual property inspection reports to the Director Property Management.
- Periodic review of systems and recommendations for improvements.
- Perform all other duties as assigned by the Area Manager.
Qualifications
Position requires property management experience. Must pass a background check. Computer skills and word processing skills are necessary. Must be able to work at least a 24-hour work week.
