POSITION TITLE: Development Manager
REPORTS TO: CEO
POSITION SUMMARY: The Development Manager will lead and support all aspects of the planning and development process by working collaboratively with staff in development, construction, management, project partners and funding agencies.
Essential Duties:
· Develop and maintain project underwriting and associated budgets
· Lead the completion of funding applications including city and state Requests for Proposals (RFPs), Requests for Qualifications (RFQs), private lending proposals and applications for various capital funding sources, including but not limited to - 4% tax exempt bonds, 9% Low Income Housing Tax Credits (LIHTCs), construction lenders, HUD, and other public and private lenders, investors and funders
· Participate in research and development for current and future projects
· Work with the Director of Pre Construciton to inform detailed hard cost budgets
· Participate in closing calls for project financing and review and provide comments for closing documents
· Provide development consulting services for third party partners
· Participate in presentations to neighborhood groups, municipalities and local planning groups
· Participation in preparation of cost certification and reporting as required
· Participate in design meetings and design development for projects
· Attend construction meetings and assist in tracking projects through construction and permanent conversion
· Participate in development of project vision card, processes and procedures and best practices for development
· Develop and maintain a strong understanding of funding programs and requirements including QAPs and other published guidance
· Maintain relationships with financing and planning/development agencies, including Municipalities, State Housing Finance Agencies and Housing Urban Development (HUD), not-for-profit partners, services providers and other project partners.
· Some travel may be required

Requirements
KNOWLEDGE AND SKILL REQUIREMENTS:
· Brokers License preferred
· Ongoing participation in training courses as needed, such as IPED, NYSAFAH, etc.
· Work well in a team environment
· Effectively coordinate and communicate with other individuals and parties
· Travel when required
· Microsoft Office
TYPICAL PHYSICAL DEMANDS:
· This is largely a sedentary role; however, filing is required.
· This would require the ability to lift files, open filing cabinets and bend or stand as necessary.
TYPICAL WORK CONDITIONS:
· Work is performed primarily in an office environment.
· This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
