POSITION SUMMARY:
Reporting to the Director of Facilities, the Project Manager collaborates and partners in the operational management of facilities. They are the primary project manager for assigned new construction, capital improvements and general renovations.
The Project Manager provides project management and oversight for The Hotchkiss School facilities renovation and construction projects including as necessary; determination of scope, bidding process, contractor oversight, on-site coordination, drawing/specification review, scheduling, estimating, quality control and contract review. This position may also be responsible for project programming and planning activities on select projects.
The Project Manager leads the facilities department in the absence of the Director of Facilities.
DUTIES AND RESPONSIBILITIES:

Foster effective facility team coordination as needed, ensure high standards of quality workmanship and efficient work practices are maintained.

For designated construction projects, develop feasibility studies, cost estimates and may monitor and coordinate work performed by architectural and engineering firms. Review and interpret proposed designs, drawings, and specifications for appropriateness to require function and/or institutional standard and initiate revisions where appropriate.

In conjunction with the Director of Facilities, or designee, oversee all aspects of the day-to-day management of construction projects. Coordinate the contractor bidding/award/scheduling process, as appropriate.

Ensure that project operations are in compliance with design drawings and specifications and with Hotchkiss, as well as with State, and Federal codes, policies and regulations. Inspect for quality of workmanship certifying completion of work for processing contractor invoices.

Ensure that the project progresses on schedule, and within budget.

Effectively communicate if a project is off-course (i.e. schedule, budget).

Review contracts, purchase orders, and change orders for accuracy and thoroughness prior to issuance and ensure that project costs remain within budget.

Liaise between the project team and other Hotchkiss academic and administrative departments, coordinating and sequencing work to minimize disruption of ongoing institutional operations.

Enforce, review and update established construction material and system standards, including those for aesthetics, operational function, durability and maintainability, and evaluate materials and equipment to be used in renovation and construction projects.

SKILLS AND EXPERIENCE REQUIRED:

Bachelor’s degree in construction management, civil, architectural, mechanical or electrical engineering, or related field is highly desirable.

A minimum of five years of work experience directly related to construction project management.

Knowledge of architectural design and planning principles and procedures, building components/systems and their functions, life cycle values and maintenance requirements.

Knowledge of construction contract documents and specifications and ability to read schematics and blueprints and/or technical manuals.

Demonstrate ability to work effectively and build partnerships with a wide range of constituencies in a diverse community.

Basic knowledge of hazardous material abatement (asbestos, lead, etc.) procedures, laws and safety precautions.

Ability to communicate effectively, both orally and in writing.

Superb administrative and organizational skills in the handling of multiple project responsibilities and synthesizing data into meaningful information and reports.

Knowledge of federal, state, and local building codes, ordinances, and regulations.

Intermediate level computer skills using a Windows-based operating system specifically MS Word, Excel, ACCESS.

Demonstrated effective budgeting, cost estimating, and fiscal management principles and procedures.

Experience performing site inspections and/or approving installations.

Knowledge of green building methods, energy conservation, and other environmentally sustainable practices is preferred.

Experience working and completing construction projects within a complex institutional (education, healthcare, etc.) environment preferred.

Experience with project scheduling software, estimating software and computer aided drafting and design (CADD) systems a plus.

Possession of a valid driver’s license is required to enable use of School vehicles when needed.
PHYSICAL CONDITIONS:

Work involves moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises.

Moderate physical activity. Requires handling of average-weight objects up to 25 pounds or standing and/or walking, traversing the campus, for more than four (4) hours per day.

Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions.
