Real Estate Underwriting & Financial Modeling Specialist

About the Role

We’re looking for a skilled real estate underwriting and financial modeling pro to join us on a project basis. You'll dive into retail, multifamily, office, office-to-residential conversions, and mixed-use projects—whether it's new construction, redevelopment, or adaptive reuse.

Your work will include building detailed financial models (think IRR, cash-on-cash, waterfalls, and sensitivity analyses), analyzing potential acquisitions, and supporting live deal executions in major markets. This role is perfect for someone ready to roll up their sleeves and get hands on with exciting projects.

Key Responsibilities

·     Develop robust financial models with return metrics and waterfalls

·     Conduct sensitivity analyses on cap rates, debt assumptions, and revenue

·     Underwrite deals across multiple asset classes

·     Perform market research, assess risks, and review operating statements

·     Deliver professional summaries of findings to support decision making

What You Bring

·     Experience in real estate underwriting and modeling across asset classes

·     Advanced Excel skills (IRR, waterfalls, sensitivity analyses)

·     Bonus points for familiarity with Argus, CoStar, or BOS/NYC markets

·     Strong analytical skills and the ability to meet tight deadlines
