New Construction Project Manager

REPORTS TO: President

SUPERVISES: Assistant Project Manager

JOB PURPOSE: To assist in the day-to-day management of project-specific items from the planning through the completion of construction phases. Strong operational and support for the Vice President of Operations.

RESPONSIBILITIES:

This position requires scheduling, deliveries, verification of completion, meeting with contractors and municipal officials for inspections. The position will require an ability to simultaneously manage multiple projects, be detail-oriented, self-sufficient, dependable, the ability to maintain composure under pressure, maintain good judgment, be eager to learn, and have a professional and supportive attitude.

QUALIFICATIONS:

• Manage and direct all aspects of construction which includes off-sites and on-sites.
• Responsible for schedules and ensures the workmanship of all work by inspecting and approving work being performed.
• Maintain BuilderTrend scheduling, reporting, and status of timely home completions and deliveries-based closing dates
• Maintain records of all change orders and/or purchase orders
• Ensure that the work follows city or county requirements and building codes
• Responsible for inspections and corresponding paperwork
• Approve all invoices with regard to work completion and quality
• Act as a liaison between on-site management and vendors/contractors and communicate effectively with management when problems or changes occur.
• Coordinate with various managers/departments, designers, and purchasing regarding plans and specifications
• Responsible for maintaining communication channels with Designers so that they maintain the schedule, follow up with all parties on questions and/or concerns that can be addressed.
• Responsible for the community and Express homes
• Responsible for notifying companies to enforce their safety and correcting issues as necessary
• Ability to track job progress, and associated reporting.
• Ability to eventually provide guidance and direction from the Vice President of Operations to the contractors by providing frequent communication.

EDUCATIONAL AND ADDITIONAL REQUIREMENTS:

• Three (3) years minimum experience in residential home construction
• High school diploma or GED required
• High degree of construction knowledge and management skills
• Resourcefulness, patience, and clarity
• Good computer skills in Microsoft Word and Excel
• Familiarity with reading and understanding residential blueprints
• Detail-oriented
• Maintain regular attendance and punctuality relative to daily work schedule is required
• Valid driver’s license
• Accepts constructive feedback
• Team player.

PHYSICAL REQUIREMENTS:

• This is an office and field position requiring driving. Must be able to operate a motor vehicle.
• Ability to occasionally bend, stoop, reach, lift, move and carry supplies and materials weighing 25 pounds or less.
• Finger dexterity is required to operate a computer keyboard and telephone equipment.
• Office work requires sitting at a computer monitor for extended periods of time, completing paperwork, and receiving/return phone messages.
