What are the responsibilities and job description for the Superintendent (Live-In) position at JP Management LLC?
Onsite Position located in New Windsor, New York.
JP Management is seeking a Superintendent (Live-In) for a newly renovated 196 Garden Apartment Complex. You are required to live on-site at the property.
The position is responsible for overall building and ground maintenance.
Superintendent responsibilities include but are not limited to:
Hands-on experience with:
- Plumbing from routine faucet replacements to soldering
- Electric, installing fixtures, breakers, panels
- HVAC- boilers
- Painting small and large interiors
- Carpentry to include spackling, sanding, cabinet install, etc
- Appliances- install and repair
- Tiling and Grouting- cutting, install and repair
- Snow and Ice removal and storm prep
- Manages day to day maintenance operations of the community
- Ensures apartments are turned and punched for showing and residency
- Schedules and works with Manager to promptly turn units for occupancy
- Reviews work orders to determine priorities and performs the work as necessary
- Run point on contacting the appropriate vendors for escalated building issues
- Monitor all building service contractors ensuring a high quality of work and service
- Responds to and coordinates any after hour emergency repairs to the building and premise
- Conducts and documents Preventative Maintenance both in-unit and of building mechanicals
- Directly supervises sited porters and maintenance staff
- Ensures property remains clean and trash is addressed daily
- Preforms general maintenance repairs and tasks safely
- Organizational skills to prioritize work orders and general maintenance tasks
- Able to multi-task and assist other communities as required
- The ability to communicate professionally with residents and colleagues
- Participate in staff meetings and professional development training
Specific requirements
- Valid Driver's License
- On-call for services as necessary including nights and weekends
- Must have own tools
- Customer Service Skills
- Basic Phone and Computer Skills
- Physical Requirements include heavy lifting, climbing and frequent bending and kneeling
